I was fortunate to stay in one of the refurbished bedrooms- tastefully decorated and warm. Breakfast was included with my accommodation- fresh fruit and cereal, creamy porridge and a cooked breakfast- very substantial! I just wished I stayed longer than one night in Rye. Will definitely stay at The Lookout when I visit Rye again.

A comfortable place to stay while the painter and decorator worked on our bedroom and bathroom back home. Spotlessly clean and heating easy to control. Lovely to hear the birds singing, and plenty of local attractions in Sheringham.

Very good location, easy to talk from train station - less than 5 minutes, quiet, great ammenities in the room - including Nespresso machine and kettle, room was clean and comfortable. Staff was very polite and accomodating.

Mattress was way too soft, I have a relatively recent spinal fracture and it was difficult to sleep on the bed as my spine had very little support. My partner also found it too soft (you fall into the bed when you lay down).

The staff were very courteous, check-in / out was simple, booking was easy & meal / breakfast times worked well for me. Parking was also good.

The room although 'luxury' was very basic, I needed somewhere / something to hang my shirts in / on (3 day stay). The tea / coffee facility was ok however the tea was not replenished and there was no tea spoon, one final point was that I took a drink up to the room at night, the following day after the room had been cleaned the glass was still there? The toilet had limescale colouring within it and when having breakfast the teapot was dirty (on the top of it), all relatively minor and could be rectified easily, please take these as constructive comments.

Self contained, lovely views. Very comfortable and cosy with a lovely bed, superb shower room and large tv. The balcony was perfect.

Walking distance is not very far from public transportation. About 5 to 15 minutes walk depending on where you will be going.

Room is too small and had nothing but bed and side boxes with mirror. Property has 2 floor each has 3 rooms and each floor has 1 shared bathroom. Kitchen is on the ground floor. 2nd floor toilet was so unclean. Toiletries were to be shared by all guests.

The stairs to the top are very steep and uncomfortable. The pull-out chair downstairs is in bad condition, the mattress is too thin, the metal frame pierces through, it's good that we only stayed one night, the children couldn't sleep normally.
