Convenient location for getting into the Exeter centre. Approximately 25 min walk to the train station, close to canal cycle route 2, 20-25 minute walk to the cathedral. Parking onsite. Good value for money with breakfast included. Pleasant decor and clean. Sainsburys, coop other shops nearby if you forget anything or need fuel. If arriving from East easy road access.

Not really a personal dislike, but the bathroom in the room is compact/small and no lift, so anyone with mobility issues should check with hotel first. Certainly a sloped ramp available to access entrance, but need to confirm room accessibility.e

I've stayed in a few guest houses in llandudno and this is the only one I would definitely go back to. Jonathan works really hard , is a lovely guy and nothing is too much trouble.

Location was wonderful, and the fellow who checked us in was so friendly and helpful. Breakfast was lovely. The water view room was the best in town and they even provided binoculars.

Superb location in the theatre district. Friendly staff. Comfortable bed. Encourages you to be out and about. Perfect for those travelling light.

What you see in the photo, is what you get. There is a walkway beside the bed with some hooks, and that is it. There is nowhere for suitcases except at the end of the bed. For oldies, that made it very hard to get in and out of bed. Not even having a stool, there is nowhere to sit in the room. Downstairs facilities need to include tea making!

Hot and cold tap were the other way round in one room. Shower was a bit snug.

On arrival the room allocated was unpleasant with a strong drain / toilet smell permeating the room. After making an immediate complaint we were allocated an alternative upgraded room at no extra cost. Log fires in the bar/lounge areas were spreading a heavy smoky smell which was quite noticeable

Being Scottish and such an iconic location we were a bit surprised at being greeted & checked in by a young Australian 😄 However, all the staff were very friendly and went above and beyond.
