Excellent location in a lovely market town. Convenient for Rutland Water. A high spec flat, well furnished and comfortable. Great pub a couple of doors away and we also enjoyed The Grainstore and Jamels (Excellent Lebanese food). Useful to have parking space. Great deep bath and comfortable bed.

The breakfast was very good. Great choice abd freshly cooked. The staff were welcoming, including the bar staff who were attentive and helpful. Although no one came over during our meal to ask if every thing was to our liking.

Despite requesting two double rooms close together. We were initially given two twin rooms on different floors. We went back to recption and asked to have rooms on the same floor and preferably double beds NOT twins. We got new rooms on the ground floor, but one twin and one double. The twin room overlooked the outside linen store. Outside the floor length window was an old pallet leaning up against the window, an old piles of leaves and lots of liitter - plastic bottles, old cans, etc. Great for encouraging rats. The dressing table light did not work. On the 2nd night's stay, the changed bed sheets had 'old' blood looking stain up near the pillow. Tapas dishes were served cold.

It is close to Moreton-on-Marsh so it is a good base to explore Cotswolds. Breakfast is adequate. Staff awesome!

Unfortunately room number 2 was right above the main bar and the loud music and customer noise until 12.30am was unbearable! This establishment needs to advise anyone booking this room especially Friday & Saturday that there will be loud noise coming from down below ! It was so loud and customers didn’t start leaving until 12.30am , and very noisy outside in the street ! It was 1am when the last person left , and then the staff were clearing the bar dragging tables etc ! In my opinion this room should never be offered for accommodation unless you were part of a group that was actually staying at the pub and drinking late downstairs! I did complain to the person who was there when we left in the morning and he did say that he’d contact the owner as I said I was going to put on a negative review. But nobody called me ? The whole thing ruined part of our weekend!
