The property is a newly renovated Victorian house. The vision of the proprietors is to provide a boutique style Bed and Breakfast and OH how they have surpassed that! The whole house , never mind my room was absolutely stunning! My room was huge with a panoramic view of the sea. Lisa is an amazing host and nothing was too much trouble .. every little detail made my stay an absolute pleasure and I will be back! The breakfast was beautifully cooked with a selection of continental and both a fullness English. The quality of the food provided was excellent. My only concern is that having written this review is that I’ll never be able to book again as once you’ve tried it you’ll want to return ! 😂 that’s me being selfish lol 😂 Thank you Lisa for such a lovely stay xx

Exceptional value for money, for a double room at £76 a night, especially over a Bank Holiday weekend, when the West Somerset Railway is hosting its hugely popular steam gala. My room was spacious and reasonably well equipped, with tea and coffee in the room. Quiet too, despite being over a busy pub. Being able to just go downstairs to a restaurant for dinner or breakfast was great too, after walking miles all day! My room had an ensuite shower and bath, with plenty of hot water too. A comfortable bed and free wifi completed the picture. Key card entry to both the rooms and the access corridor was nice to see.

The rooms are looking quite tired now - it's a long time since I've seen woodchip wallpaper! Curtains needed fitting properly as they couldn't be closed fully. The window could only be opened slightly, as the frame was covered with thick paint. The bathroom fittings looked like something out of the 1970's - all clean and functional, but oh-so dated now.

It is a fantastic location, right next to a nice cosy bar and 5 minutes walk to the old town and Grassmarket or the new town Lothian Road, too many to count, bars or restaurants, the flat was spotless and the host was very nice and responsive, surprisingly very quiet in the flat so you could relax or have a good night sleep, I would highly recommend it

Warm welcome, friendly hosts. Very clean, well-equipped twin room with nice ensuite shower room. Comfy beds, tea making facilities, WiFi, parking - everything needed including borrowing a phone charger. Delicious cooked breakfast. Would thoroughly recommend.
