Second to none ! Best breakfast I’ve ever had the haggis was Beautiful double yolk eggs endless tea , fruit juice etc , nothing was too much trouble, really lovely warm welcoming owners, don’t change a thing ! The rooms are spotless, extremely comfortable, quiet , nicely decorated ( quirky) well stocked with tea coffee biscuits milk, nice Fluffy towels , hairdryer shampoos conditioner shower gel hand wash face clothes cotton buds etc lots of local information available a downs stairs lounge to use and dining room with books galore games etc , they do a super evening menu with soups and sandwiches, pretty gardens and good parking space, I could go on and on but I’m just going to say I loved it here and I can definitely recommend !!!!

Clear access instructions sent in plenty of time, which was really appreciated. Lovely refurbished ground floor garden flat; spotlessly clean, very comfortable bed and sofa bed, lots of kitchen utensils, thoughtful provision of tea, coffee and sugar along with other items, the 2 televisions - 1 in the lounge and 1 in the bedroom - were great and an excellent shower. Clear instructions inside the property for WiFi and parking if needed. Really nice private outside space. Lots of nice decor touches. We had a really lovely stay and would definitely book again.

My oversight - I probably should have added a note when booking that an extra set of bedding for the sofa bed would be appreciated if possible, but I didn't and we sorted that ourselves so it wasn't an issue. On a couple of occasions, there was some cigarette smoke odour coming from a neighbouring property which isn't the host's responsibility and only flagging in case there's any no smoking safety rules across the whole building. There was some neighbouring noise but that's absolutely expected and I can't emphasise enough that I wouldn't hesitate to book the flat again as it was a really good place for our break.

Host met us outside and could not ask for a friendlier welcome. Felt like old friends. She helped us booked a evening meal at a great chimes restaurant. We went to the theatre and the location was perfect. Place was exceptionally clean and comfortable.

Heating didn't work. Windows were open when we arrived making the room cold and no way of heating it up. Staff apologised the next morning and turned it on but it should have been right on the evening. Slight smell of dog in the room, they are dog friendly for extra but think this was why windows were open.

The event on Saturday night and people coming in at 2am and being really noisy and other people being really noisy when they left at 620 am the following day basically in retaliation for the people who had been noisy We stayed here twice before when it was more of a hostel and it had better facilities then such as a common room and was much better value for money then it is now
