The communication was excellent from before, during and also after our stay. The owner was very accommodating, worked with us for arrival times and showed us where we could park. He went out during our stay and got us some things that were missing from the room. The owner also left us some complimentary bits and pieces. He was friendly and showed us around and let us know where everything was. He also advised afterwards that he had properties elsewhere we might be interested in staying in. He was nice and chatty and held a little conversation with us too. Great value for money and would definitely stay again.

Location is very close to the sea and shops, train station ~9min away; You can see the sea through the window; Functional - flat had everything what you need; Shower cabin spacious and shower works great; Roof window opens widely, it felt like you have a little balcony! Flat is near the church, so you could hear the bells in the morning and evening. That added a nice charm to the place. Comfy bed, lots of pillows.

Flat was not cleaned properly. You could see bits under the table, on the floor; mat in the bathroom was still wet; mirrors very dirty, left with cleaning streaks; sheets were questionable cleanliness - you could smell the washing powder, but stains and bits stuck to the pillow, crumpled sheets - made us question... Also some plates, cups were stained and a bit dirty. Flat doors quite "cheap" looking and feeling. If the main doors were not locked (we found them unlocked most of the time), we were a bit concerned that someone "can let themselves in" with one kick to the door... :) Take the earplugs just in case someone is singing at night in the pub downstairs, or on the street :D Check-in was delayed, even though we agreed for a bit earlier check-in before arrival. After, there was no suggestion to check-out for the delayed time.

Loved the privacy of the rooms, all well thought out. My one gripe is when hotels do not have mirrors in front of dressing tables. This was obviously designed by a woman as not only did it have a large well lit mirror but plug points with easy access!! Well done! Bathroom was really spacious. We had a lovely stay and will definitely stay again.

I think breakfast could have a bit more choice, only thing to eat was Full English, however they were really helpful with lactose free scrambled eggs so thank you!

The B&B was in a great location with the front door opening onto High Town's main street where there was a good variety of shops, pubs, restaurants, a traditional street market and the historic Town Hall. The cliff railway and the Severn Valley Railway were within walking distance.

As a couple, not having a door to the bathroom was OK, but it might have proved a little awkward if another person was using the sofa bed. The position of the sink in the kitchen, tucked in the corner under the overhead cupboards left a bit to be desired because it was difficult to reach and I'm reasonably tall. We didn't find an opening window to let cool air in, maybe we didn't look hard enough. A hair dryer was provided, but we couldn't get it to work and a mirror over the bathroom sink would make shaving easier. No loo brush provided. Car parking was in a nearby public carpark, although it was reasonably priced and safe, not having your car on site can prove inconvenient if you need to nip out to get something because you have to pay to leave the car park and get another ticket on return.

The property is beautiful and very historic. The whole atmosphere is very grand inside and out and you're located right in the heart of Harrogate with plenty to see and do around you.

The rooms are big but getting a little tired and in need of a refresh. For example there are no sockets near the beds and the bathroom paint needed touching up. The floorboards are creaky but that's part of the character. Minor points to be honest.

I would not describe it as “ Luxury Accommodation “ It is listed as a B&B yet breakfast was extra? The bath towels were small and not soft. I would think “ Luxury” would include large soft towels. Tea and coffee cups were tiny barely enough for a cup of tea.
