I liked that it was across the street from Waverley station (arrival). in front of the tram to the airport, and a very short walk from the Royal Mall and downtown amedities. We had requested two single beds and got a spacious 3 bed room, which was nice with suitacases and all.

The entryway is not really very accessible as you have to go up a full flight of stairs with all of your luggage and all to get to reception (we saw a number of people struggling wiht it, with no one to help). overall great 3 star hotel (a little pricey (!80 pounds sterling taxes in) but that seems to be downtown Edinburgh these days.

Very central location, lovely, clean well equipped rooms. Accommodates a very large group for a fantastic price and rare free city centre parking. Owner was very attentive and thorough.

The communal area is lovely but a little small and has limited seating for the number of guests the property accommodates so not well suited to spending time as a large group socialising. Also found it a little intrusive when the owner entered the property without warning an hour and a half before our agreed checkout time.

Nice apartment in a block of 23 others,which seem residential. Quiet good location,nicely furnished apartment. Handy shop across the road for drinks etc.

Bedroom window doesn't open,this left me a little uncomfortable as it was warm inside. I would urge the host to rectify this as it's also a fire safety hazard

The area was stunning, right by the beach and river, the food in the restaurant in the evening was lovely aswell.

Unfortunately, once seated it took 20 minutes for someone to come over and take our order but we hadn't had the menus so we had to send him away to come back another 15 minutes later to take our food order, but this might be because we were there for a wedding so it was super busy. The rooms were on the small side and you can hear everyone moving about. The breakfast in the morning wasn't great with additional fees on what you would expect to be on a normal cooked breakfast and the service was quite slow on the morning too.

Because it's centrally situated, it could be noisy. Single glazed windows meant could hear outdoor noise easily. Mattress wasn't comfortable, not supportive.

The breakfast. Even though just a continental buffet it was pretty poor. Fresh fruit was the only good thing. Our bathroom smelt of damp, as did the bedroom before we opened our windows. The bathroom window was jammed shut. Suggest you improve bathroom ventilation
