Great location right on the shore but with excellent transport links into Edinburgh, Bus across the road, Trams a short walk away. £ spacious bedrooms, very comfortable beds, huge kitchen and living room space with high ceilings, showers are great. Views from the top floor across the Forth. Very quiet and peaceful and lots of free parking. Wifi was good. Lots of towels supplied.

The balcony was not accessible as the door is broken and lock completely missing, chairs on the balcony covered in bird poo as are the windows. No ice tray in freezer, the apartment is run down and in need of a proper refurb to bring it back up to standard. TV is a red colour when switched on!

Absolutely beautiful location with stunning grounds and river to enjoy. Lovely old country 'house' with spacious rooms, lots of nooks and crannies to relax in about the property, and lots of character. Staff were generally very helpful and friendly. Comfortable beds and always a treat to have a bathtub!

Service was a bit patchy - took a few minutes to find anyone at the bar in the evening or for breakfast in the morning. Their card reader was also not working, so it became the patrons' problem to find other ways to pay. Its a lovely old place, but a bit on the 'tired' side (worn carpets). Likewise, breakfast food offerings were a bit 'tired' - only brewed coffee on offer, no French press (much less espresso), canned fruit, boxed cereals..

Service and assistance provided by Barry at the front desk for check in and anything needed was outstanding. Room was very clean and comfortable, with great sea view.

Breakfast was delicious! It was a cosy, cheerful room, and we were looked after very well. It was fun to chat with the other guests, and the waitress was lovely.

The car park is hard to find if you're a new guest: luckily, our son (the driver), found the car park and was able to arrange for another guest to move her car, as there is little space. But it was all done in a friendly way.

Very nice facility with 24hr bar area and very close to the airport for easy access and timing in the morning. Attentive staff and large rooms.

Bed pillows were not comfortable. The 4 in our room were on the very firm side. Can't speak for other rooms or if others were available.

The building appears to be in ruins. Nobody at the gate to help us or inform us. Zero facilities and zero understanding. Seems like they want to earn money and spend the minimum to make you feel confortable. Clean and confortable won't be words I would use to define this place.
