The whole property was in excellent condition and sparkly clean. Breakfast porridge for me which was great, other cereals available. Biscuits, coffee and tea in room, milk in fridge outside room nice touch. Comfy bed and nice en-suite shower , worked great. Convenient Parking at rear of property. Short walk to harbor, Karen the owner helped out with shopping plans too! Highly recommend!

The staff are lovely. The location is great - a few minutes from a subway line. Upon check in it was clean and warm. The room was nice and equipped with everything you need for a comfortable stay- a kettle, iron, hairdryer, etc.

The room and especially the bathroom are tiny. The room we were in was not corresponding to the pictures of the room we booked via Booking. Cleaning services and change of sheets/towels during the stay are at additional cost and wi-fi is additionally paid too - £5 for 24 hours.

To honest breakfast was a set menu of one provision only - English only. The bath and hot water was the best feature. The parking access and space were very tight. There was very little like here!

I was told rooms are cleaned every 3 days, so towels are for 3 days prior to changing. No beds are freshened daily, no wifi in the room after being assured of availability, room appearance (old carpet, doors in need of face lift, old dated TV, etc) tacky and all for £170 per night, is not value for money

Excellent location to explore Eastbourne from. Great value for money. Staff very helpful. Free parking at the hotel. We had a lovely time here & would return again.

Room was terrible paid for a premium room with river view. One small window but I could see the river. Carpet heavily stained that looked like dried blood lights that didn't work. Thick dust everywhere.. 2 beds pushed together to make a bad fitting big bed. Dial broke on the thermostat.Thats just on first looks. Then there is the "spa" this should be closed for health and hygiene. Hot tub missing tiles that I cut my toe on. Other tiles missing that's been repaired with concrete. Tiles around the pool cracked badly. The walls around the spa jave heavy mold and are litrally falling apart with big holes.. I paid £335 'for e nights bed and breakfast and I have stayed in cleaner Premier inn

This structure doesn't deserve any positive comments and that booking.com, can assisted it There is no reception or someone to talk to if you have problems, everything is handled on line and the only thing they are able to say, is often, I am sorry, but this is our policy. To explain my disappointment They sent me the link to pay the security deposit on the day of my trip, rather than seven days before as is required when booking the room. The link did not work and I am unable to provide another link. I stood at the door for over an hour at 10pm trying to pay and receive the code. Note that I paid for the room in advance. I asked to have the code to enter the room and be able to pay by connecting my computer and the response was that their policy does not allow this. Also, their policy does not allow calling a foreign number, with the conclusion that I called them several times to solve the problem without receiving any phone feedback, spending out of my own pocket. After a day of travelling, my phone was running out of battery and I asked them to call a taxi to move me to another hotel for the night. Again, their policy does not allow this. In the end, to avoid the worst-case scenario (me in the street, with a dead phone) I call a taxi and get taken to a IBIS hotel. This is not the only thing to cover, the cleaning of the common area (kitchen) is scheduled every 2 weeks, if there are no guests leaving earlier. You can imagine what the kitchen can be like with six people in the house after three days. There are no common cleaning tools (no rubbish bags, no brooms or mops to clean). Also, there are no instructions, no free emergency number to call to know what to do in case of an alarm. It happened that an alarm sounded and the power and wifi went out. It took more than four hours for someone to come and fix the problem after calling. I really wouldn't recommend this place to anyone even for the price paid
