It was beautifully situated, spotlessly clean, had modern decor and the host very kindly left us some teatime treats. Having 2 bathrooms was a bonus and the bedrooms were very spacious, comfortable and nicely aired for our arrival.

Nice quiet residential area near tram line but also walkable distance to bus station / princess street etc. Comfortable and cosy room with en suite. Clean. Private accommodation. Reasonably priced. I would stay here again

The location was good. We travelled from Oban, were meeting friends in Glasgow and then travelling on to Yorkshire so it was perfectly situated for us. The bed was comfortable.

The Reception staff were unwelcoming when we arrived and disinterested when we checked out. In life you never get a second chance to make a first impression and that would be good advise for them to note. When we arrived the first question was did we want breakfast and at what time. Then we had to pay for it, very unusual. The breakfast was poor quality. The table wasn’t set for us - even though we had to give a time to eat, we had to brush crumbs off the cloth from previous diners and set it ourselves.The coffee and tea were in flask type jugs, not freshly made. The waitress was friendly and eager to please. The cook who appeared after the breakfast was served made no attempt to speak and was certainly not dressed to be working in a hotel kitchen. Unfortunately our room was next to a couple who talked loudly from 11:45 ish until 5:30 when in desperation my husband went to their door to ask them to be quieter because we were desperate for sleep. They even had the tv on at that time. There was no phone to ask reception to help so we had to deal with it ourselves. We accept that the hotel can’t be blamed for the clientele but sadly it didn’t help our overall experience.

They were very accommodating for our late arrival and room amenities were sufficient. Staff even brought our luggage up the stairs when we switched rooms the next day.
