I'd basically done a 14 hour shift to get new delivery routes ready for Tuesday so got a room rather than drive back to Kent at 10pm. Had a few beers before I went up. Nice cosy bar with friendly staff. Was a bit worried my room was overlooking the road but no problems. Slept right through, not woken up once. Lovely clean crisp sheets on the bed. Bed very comfortable. Good water pressure so the shower was powerful. Small tubes of shampoo & body wash supplied. Tea & coffee making facilities in the room along with 2 large glass bottles of water (nice touch). Was a good sized TV on the wall (although I didn't use). Had a full English breakfast. Very nice. Good quality produce used (eg sausage definitely NOT a cheap supermarket one & a lovely large Portobello mushroom). All in all was just looking for a last minute place to crash my head but this place was excellent.

Friendly staff, very clean room and hallways. didn't have time to try the food as we were out a lot during the day, but it smelled magnificent! Nice location, was peaceful at night. Definitely will be back when next visiting blackpool!

The property was basically an annex on the side of an existing building: it was lovely, providing good value for money, and all the details about access (which was a bit tricky) were very helpful. Everything was set up as described.

The information stated that the check-in was from 00:00 to 00:00, and that the check-out was the same, so I expected the process to be quite flexible. Unfortunately, we had someone banging on the door at 9:45 on the morning of departure, demanding that we get moving. It turns out that the deadline for checkout is set at 11am, but we had not been made aware of that at any point. Apparently, they were hammering on the door because they wanted 'to see if it had vacated. Customers often check out early leaving the keys in the room.' I was very disappointed by the failure to provide accurate information about the check-in / checkout times. I queried this and was offered a full refund upon provision of supporting evidence, which I did both by email and text message. They said that the information shown was generated by booking.com and failed to engage any further on the matter. If booking this property, please be aware that the information on timings may not be accurate and to confirm your timings with the owners in advance.

The property itself is very cosy if you are looking for a relaxed getaway. The location is beautiful and the accommodation has everything you would need for your stay

Instructions are slightly unclear about which outside areas you are allowed to use, no access to the patio area in the nice weather. We did also encounter one issue during our stay were the electricity cut out on the first morning, we contacted the owner as suggested however it did take a while to receive a reply which is not ideal when you want some breakfast!

Disappointed in customer service, booked two nights, paid for 2, flights were brought forward, so canceled second night, only booked hours before, was told non refundable, have stayed there many times, could have waived second night
