Comfy room, extra pillows available, everything seemed clean, decent breakfast options with different prices depending on what you wanted, bathroom was fine, lots of parking, a really nice pub (the Pyewipe) within walking distance if you don't want the Marston's pub grub, situated on the canal / river, very short drive from the centre of Lincoln.

No lift. The hotel is a short walk from the reception which is in the pub. There's a large RECEPTION sign on the wall of the hotel, but be warned because it is a trick. Once you walk over to it, in small letters under RECEPTION, it says "at the bar", which is in the opposite direction.

The room had everything you could want when away from home. In fact, more than you need. Plenty of food and drink options. All included. Also a private entrance, patio and parking space. Good standard of decoration. I would happily stay again.

We arrived late and left for an early flight. The desk staff at both times were wonderful. We had to book a family room.....it was way too large for the 2 of us! I wish we coudl have had more time to use/check out the facility.

The area is perfect for walking and the hosts bent over backwards to assist us and provide an an exceptional warm welcome. we have stayed in lots of places all around the world and the UKj this place exceeded our expectations

The guest house was in a good location for the beach and also shops, and Chris is a friendly and welcoming host.The breakfast was good, look forward to staying there again. Pete & Ann.

The property was clean and kitchen and bedrooms were a good size. The owner kindly gave us two car park passes and was helpful in the check in process.

The property is in a very worn state and nothing like the photos we saw online. The sofas were very narrow and not comfortable to sit on for any length of time and the living room was much smaller than shown in the images. The bathroom is incredibly small, this property should not be rented to more than 2-3 people given the size of it (toilet also not separate so not ideal for families with young children).

Mirror in bathroom dirty. Not full choice on continental breakfast fruit and yogurt missing. Evening meal first night scampi overdone. Had to leave one day early due to personal circumstances. Promised a refund still waiting.. see
