Really handy location for University of Liverpool open day - about 15 mins walk. About 30 mins walk from Albert Dock. Terraced house with parking right outside the property. We had the family room at the top of the house - spacious and clean with a double bed and three singles. Bathroom and bedroom in great condition and looked newly decorated. Tea & coffee in the room, even had an iron and a fridge, although we didn't use these. Toiletries and towels provided. Kitchen downstairs but we didn't use this so can't comment on facilities. Self check in with key code so arrival time didn't matter. Didn't see any staff (saw two men but think they must have been residents/guests) but messages were responded to promptly and professionally.

Property is in residential area which looked quite dodgy when we arrived. Lots of broken glass on the road outside the property and I admit I was apprehensive and was glad I was not travelling on my own! However - it was really quiet overnight and we had no problems.

Friendly and Hospitable staff. They were really kind and helpful and have a great sense of humour :) Flexible with check in time.They let us check in early which was a life saver after spending the night out at Stonehenge summer solstice. And they let us stay in the same room regardless we made 2 separate bookings. Great value, all other accommodation nearby are charging at least twice what we paid here. Clean well equipped room with a kettle, sink and smart furniture. And a generous amount of tea and coffee provided. Good location 15 minutes walk to the city centre and train station. 9 minutes walk from the chatedral. There's a self-service Launderette (Washing Well) 10 minutes walk from the Tavern.

Friendly and helpful staff. Room was very comfortable, very clean with everything we could have possibly needed. Some nice little touches around the room made it feel special. The digital displays to control the lights and electrics around the room felt modern and were simple to use. The kitchenette was really well equipped - we especially liked the coffee machine. Comfortable bed and lovely view across Manchester from the 18th floor. We went to a concert at Emirates Old Trafford during our stay, this was just a short trip on the tram from the hotel. And the hotel is just a 10-15 minute walk to Piccadilly train station, so a very convenient location for us.

Had a really nice welcome and help from the Manager when I arrived at reception. It's a small comfortable room in very peaceful beautiful surroundings. You may hear music from the Hotel but it's quite a distance away and didn't stop me having a very comfortable nights sleep!

I couldn't open the window, I pet hate of mine. The window appeared to be locked, no doubt because they have air conditioning in the room.

My family know the hotel as we had a family wake there a few years ago, and it's known to us having relatives in Perth. I was disappointed bearing in mind this is marketed as a 4.5 star hotel. The bedrooms are looking tired, the wall paper and dingy colour of paint from the reception up the stairwell to rooms 208 - 211 are in need of replacement and repainting. Most 4.5 star hotels have better coffee making facilities in the bedrooms other than sachets of coffee granules, I won't comment about the food as there a couple of hits and misses. The WIFI in the bedrooms was bad, as a self employed person I rely heavily on access especially as I have clients across the world all on different time zones, and the only way I could get a decent enough signal was to stand by the bedroom door. Possibly the solution would be to look at using WIFI boosters. I appreciate that post COVID places have had a lot to overcome, and working in the tourism sector as a self employed person I do appreciate that, but I just feel that marketing a hotel as 4.5 star expectations of customers will be high. The grounds and surrounding of the hotel is lovely, nature all around, this along with my family having known and used the hotel for a wake is the main reason why we chose it.
