Staff always friendly, building is tired as are the facilities. Interior area, scruffy and dated. Great location not fully exploited, e.g. terrace overlooking the water would be great, currently a few tables used a a "smoking area". Rooms are dated, shower curtain a "wrap around nightmare!". No A/C, windows open no more than an inch ... I could go on.

Free wi-fi is hopeless, especially as mobile phone signal on site is very poor (not your fault directly!). The charge for a business lunch was eye watering £50/head for a few sandwiches and some chips!!!! Not all businesses' require swing chairs, deck chairs, jars of sweets and a Fussball table. Stick to the basics, get those right first.

Room was as good as a Premier inn or equivalent. Everything modern clean and as you would hope for except for no cup, glass or way to drink water (or take medication) also no tea/coffee facilities

What a shame the immediate area is so poor. Felt run down/unsafe. Yet just 10 minutes walk away you have all the supermarkets, Premier inn, pub/restaurant etc. I guess that's why it's so cheap. Wouldn't stay with wife/family. Next door room coughing violently all night, going out to smoke at 2am banging doors.

Right I really liked support given when could not find property. The guy not sure if owner or in charge of bookings reached out several times to help us so that was faultless and appreciated. Bad points i supported a gentleman with mild learning disabilities and to see exposed electric wires at the top of the door on the entrance not the best also spot lights in the flat there not expensive to replace but not blown but missing in the living room . Also living room chairs placed over damaged flooring in hope you don't see. Also we could not use the wife was never coming up with the address stated on the description. This is not a massive don't stop here as location, cleanliness bed really comfy and gentlemen supported enjoyed nice and quiet but for £150 pounds obviously I know booking .com take commission from that but the finish touches as nicely decorated but that hides the bigger things that needs attention. If was slightly cheaper personally I would stay here again

Carpets on the bedroom and corridor were filthy, there was a lot of noise transmitted from people moving around in the room above and from rowdy guests in adjacent rooms and the corridor.
