Contact with James (the owner) was always polite, friendly, and informative. From the directions to the property, where to park, where & how to gain access and wifi codes. The property is beautifully presented, well equipped, and spotlessly clean. Three double bedrooms spread over the top two floors, 2 of which are ensuite, a good size bathroom close to the other double, and a compact downstairs toilet. Kitchen/diner and lounge (which can be closed off at night)We had a fabulous stay. Thanks James

The guest house functions more as a annexe of the Caledonian Hotel next door, with check in and breakfast both in the hotel proper. It’s great value for money, with excellent Wi-Fi and TV reception. All staff were friendly and helpful, and the self-service breakfast is great. The location is good, handy for both the town and the bypass, with some parking available at the guest house, and more at the hotel next door and free parking on-street outside.

The room had seen better days, with an uneven floor, peeling paint, and dirty cushion on the bed, plus a very strong plug-in air freshener that I found rather overwhelming. The shared bathroom is small (a tall person would struggle to fit under the shower) and the extractor fan didn’t work, so it steamed up very quickly. The toilet had a macerator or pump with a mind of its own, so it made loud noises audible from the bedrooms at random times! Be aware as well that it’s one single shared bathroom between two rooms, there isn’t a separate toilet that you can use when someone else is using the shower room. These rooms are also at lower ground floor level down a narrow curved staircase, and might not be suitable for someone with mobility issues. There was also loud music nearby until late, even on a weeknight, but I don’t blame the guest house for that. All in all it was perfectly fine for our purposes this trip, when we just needed somewhere to sleep and eat breakfast. If we came for a “nice weekend away” in the future we’d probably shell out the extra for an en-suite room, which looked to be better cared for.

The hotel was well thought out, clean and decorated well. The bar and outside area was pleasant with lovely views to the beach and ancient Fort. Everything was dealt with efficiently. Breakfast was amazing. Staff helpful.

The road right outside was a very busy road! So noisy and detracted from sitting outside on the balcony with lovely views and being able to sleep with the windows open in the warm weather. Online and on arriving plus on sending an email it was indicated there were a lovely selection of cakes available from 3pm to 5pm daily. I was particularly interested as it was my husbands birthday. After arriving we popped downstairs at 3.30pm to see what was on offer to be told by the son that this was no longer available as Mum had gone to enjoy the beach for the afternoon. There was an issue with our coffee not sure if the milk had gone off or the son was not confident in making a cappuccino but it was very unpleasant but the son was lovely and made another and dealt with it appropriately. We ate at the restaurant in the evening which again the staff were lovely unfortunately my starter was wrong but again rectified quickly. The steak for £30 was a bit chewy and with the out of a packet onion rings on top felt it was overpriced. We come from a high end tourist area in Devon so we were able to guage this appropriately. The overall stay was lovely just a few niggles. We didn't feel comfortable bringing this up at the time as it would have detracted from our lovely chilled 24hrs in Cornwall.
