The gentlemen who checked us in was extremely friendly and made us feel welcome from the very start. We were based on the top floor and both beds were very comfy, the shower a really good size and lots of tea and coffee available in the room! This hotel is very well connected with buses into the city centre.

We had one night here, arriving late after the theatre and getting away early in the morning. The staff were there when we arrived, despite it being very late. The room was basic, the price very fair, especially by Edinburgh standards. Really fitted the bill for our purpose.

Room is clean, staff is awesome, very friendly and helpful. Easy access to Bus, was right outside the hotel. Walking distance to local shopping and grocery store, I will be going back. We made friends with the hotel.

This was the worst place we have ever stayed in and I have had some poor accommodations over the years. We were very underwhelmed when we entered the property which had been rated as pleasant on booking dot com the advertised phots also made the property look like a palace compared to the real thing. We had very many complaints too many to mention but here are just some which I photographed for back up. Electrical appliances whose plugs were not fitted correctly along with a very unsafe cooker switch. These are failings which would not pass an electrical safety test. Mouldy and very poorly finished walls, very poor laminate flooring, an old fridge dumped in front garden entrance, an old set of drawers dumped in garden area. Filthy kitchen including 2 pans out on benches with food in them that looked like they had been there days, the fridge had something spilled in bottom and had just been left, a cooker with the door surface all corroded, dirty toilets, a mattress which appeared to have a spring sticking through, one room even had a lone flip flop left in the corner, poorly fitting curtains , spilled paint not cleaned up, cup stains not remedied, and electrical sockets tripped during the night causing the boiler to go off and hence no hot water.

10 minute delay for hot water to arrive at the shower and the power was not great. The hot breakfast option ran out too quickly.
