Very comfortable and clean. Breakfast is set up to be accessed at any time even if that's super early and your keen to get back on your trail. Owners were very kind, flexible and even kindly gave me a lift back up the hill to continue my walk where I left off. Central location and rooms were still peaceful even though the road is just outside. Really enjoyed and highly recommend.

The view from the balcony, the lovely chatty and smiley staff, size of the room. They also will let you order food and eat in the dining room before 10pm and have a bar. Great location for getting to Brighton Centre without being in a loud area.

We had booked before, apparently, there was no option to book breakfast - all reviews we'd read said breakfast was delicious. It would be a good idea if no food is available to have a microwave available - there was a fridge There is parking 2 doors away which could be a problem if raining or unwell as I was on arrival The sun lounge described as somewhere to drink your cuppa in the morning is only really a small corridor

The staff were all good and the young waiters in the evening excellent. Breakfasts were very good too. We liked the porridge!

The host was good, immediately showed us to our room. It was also good that there was a fridge and the WiFi was fast.

Due to the host being pleasant, I feel guilty shedding light on the room itself. But there was numerous patched up holes in the walls (and an open one in the bathroom ceiling), stains on the bed blanket, a window that wouldn’t shut properly, and just a general lack of hygiene. As I was due for massive surgery the next day, we were counting on staying in a spotless place. We were appalled.

We asked for a twin room with a shower, First room had a bath, second room had a small double bed, The third room was ok but small. The restaurant was really busy waited a hour to be served our starter ,only two staff working the restaurant.
