All was great, and great value. Mike was particularly friendly and helpful. Didn't have much time to wander around the garden... next time!... but it looked lovely. Everything was as promised... Particularly like that Mike encouraged me to take with me whatever I wanted from the breakfast food, cos i was going to a music festival and it was very useful. I hope that the cereals, yogurts, tea etc which I left behind could get used for a follow-on guest. Will be back!

The price was great, and it would be a big hassle and not economically viable at that price... but I had unrealistic visions of black pudding / beans breakfast (the sort of stuff i love but never eat cos it's not the very healthiest ahem)

the room was very comfortable with a view over the estuary. the bed was extremely comfortable the car parking was 'intersting' but the attendant was good at shifting the cars around and to extract the car when needed.

The breakfast was basic, the extra menu items were expensive e.g.£10 for beans on toast you could walk into town for a cheaper alternative

The sofas have a dining table separating them .hich isn't very friendly! We moved things around a bit - forgot to put it back! Sorry. It might be worth thinking about the space

Location was Ideal, near picadilly station, with many close by tram links and walking distance to some things.

The property itself was huge and the reception was beautiful.

Lift was tiny, unkept & only went to the 3rd floor. Extremely inconvenient and the layout was confusing, felt like you were going through staff backrooms and hallways just to get upstairs. The bathroom was dirty & tiny and for 4 days there was no hot water. The walls had stains all over them and cracks where you could see dust and the actual wall itself crumbling. The bed was small for a double & there was no A/C and it was extremely hot even with the tiny window that was covered in bird faeces open.
