Pleasant, helpful staff. Clean hotel, parking available (at a charge). Nice bar/lounge area that show Sky sports. Bar open late (Saturday evening) Proximity to Queen's road metrolink station for access into the city centre. Out of town shopping centre in walking distance along with a McDonalds if that's your kind of thing. Close enough for access to Co-Op Live either via tram to city centre and then out or by 2 mile walk around ring road. Food choices were pretty basic but acceptable and meant you didn't have to go on a trek to eat if you just wanted to stay and chill at the hotel. However, a bit of side salad wouldn't go amiss on main meal and it might make things look a bit better (roast chicken), particularly for the price being charged.

No kettle in room (though I knew this before we arrived, so took my own) - like to have a drink before getting dressed in the morning, so didn't want to go down to breakfast area to get hot drinks from machine - even though they were free Intermittent water supply! Water dropped to a trickle/stop whilst showering or running tap in basin, then started up again - apparently staff knew of this before we reported it, but it doesn't appear to have been fixed. Room not cleaned/made up on first night. On asking staff why, they said you have to make a special request to have your room cleaned. This is not what it says on the 'Do not disturb' sign. It says to remove this from your door as soon as you'd like your room to be cleaned - which is what we did! Either change the signs or make sure the procedure matches the sign! Do not disturb signs in both rooms very grubby/stained. Not a good impression - especially when everything else was clean. TV didn't work in first room so had to change rooms for 2nd and 3rd night. Wanted an orange juice from the bar, but apparently they don't have juice - even though they serve juice at breakfast??

Beautiful, spacious, clean and comfortable property. I needed to work but there was enough room for my partner to chill. Kitchen was small but had everything you need to make a meal. Felt like a tiny taste of luxury. Would highly recommend this property and will stay here again (if I can) next time I am in Lincoln.

Very nice and clean rooms ..me and friends liked it so much. Good value, okay location, very easily accessible. We had a very pleasant stay.We initially thought it is a room with attached bathroom. But it will be more comfortable if it is en suit.

Plenty of private parking. Spacious and spotless room on the ground level. I had dinner and breakfast which was a very high standard. Delightful service from everyone.

Location excellent, easy to get around! Great Award winning Pub in the same Building! Easy to get around! Close to the Castle & Bus Tours.

Spiral stairs with part of rope missing? Needs to be repaired as a little dangerous. A little pricey for what we got! Could do with extra towels. 2) The fact that check out time was 10am ??? Our only flight back to Ireland was 9.35pm so emailed for extra time for a small charge. Not recommended for people with disablies or Vertigo as staircase can be dangerous

The only negative was the room was uncomfortably hot. My daughter lay on the bathroom floor from 2am to 4am to try and get some sleep. Credit though, we were provided with two fans, there was supposed to be one in the room but it was missing. It was a shame because it spoilt the rest of a good stay. No heating on in the room, just a hot day and a muggy night in a well insulated building. No one would have slept without the fans.

The fridge door didnt close well and there was a lot of condens. The bed was a bit 'well-used' causing my husband to always slide to the centre of the bed as the matrass dipped in the middle
