Staff very friendly and helpful. Good value for money. Close to buses and within walking distance to two main train stations. Tea, coffee and milk provided (but no small fridge).Good shower, comfy beds. Staff happy to store bags and were helpful with directions.

Room & bathroom area is basic and relatively small but very functional for a short stay of one or two nights.

Area was perfect for our needs (supporting family member doing a triathlon. Access to washing machine was useful (lucky we brought washing powder with us) Dishwasher would have been useful but no tablets provided, so not used.

Cobwebs all around outside area, some inside too. Also weeds around entrance way to property- made it look pretty shabby compared to neighbouring properties. No information about how to use hob and microwave- both were unfamiliar to us. No information about area eg maps, local attractions etc. Second bedroom was used by two adults- beds were really meant for children (bit short and lumpy mattresses)

Everything was so nice, nothing to complain! The kitchen has everything you need, the bedroom was spacious, airy and clean. The location was great!

All but two staff members, both front of house/reception/cafe, extremely indifferent, miserable bordering upon rude! Obviously not happy with working at this venue. Attitude matched with such a shame that, yes, guests might interrupt their workday…. Room certainly not cleaned to an expected level of hygiene and/or satisfaction; evidential pictures taken of the dust and dirty tissue left behind the beds… dirty bath towel folded as clean and put back on the towel rail, despite guest leaving for renewal. Then to top it, housekeeping didn’t even bother to lock bedroom door after…guest returned back to room at 1:00am, Room Door Unlocked; didn’t bother to mention to receptionist as quite aware from the start of the staff attitude and nothing appeared to have been removed; really not quite what one would expect or hope for. On the whole, room acceptable but better housekeeping required. If going for the Spa… absolutely forget it! Despite the notification of recently refurbished ~ 4plus star rating is disingenuous - No Way….be honest this is surely only the reception and cafe area - certainly not the spa, pool, changing areas. At best 3 star rating… although Holbrook wouldn’t get mine, family and or friends custom again I mention the lovely young girl, been there two weeks was very sweet as was the male staff member on reception over the weekend.

Service was absolutely appalling, we stayed 4 nights not once were our bed changed or made, room not cleaned just fresh towels every day. Mini bar not refilled or coffee, no clean mugs, rubbish or glasses from the bar not removed. Breakfast service was awful, staff undertrained, I handed back a coffee as the mug was clearly unwashed and got a clean mug that was chipped. There was a sign saying wait to be seated after waiting a good 15 we just sat down and I had to get up and ask to be served, the food was actually nice but we wouldn’t dare have dinner there as the service was so bad and tables not set properly. Reception staff should not be the face of the business, standing around on their phones and have zero people skills. We went to the bar one night and ended up taking our drinks to the room as it was all the breakfast staff getting pissed so unprofessional and explains why breakfast was horrendous.

The decor looked nothing like the photos on booking.com, full red walls, skirting boards, ceiling, everything! Wasn’t fully clean and heard doors going all night.
