This is a very small property managed by the host who is friendly and helpful. We had the 'superior' room and it was superlative! There is a small lounge and a roof terrace (but requires a bit of agility to access). The WiFi was consistently reliable. Breakfast was very good. The property is within the historic part of Rye, but has very good access to public transport being a short walk from the bus & train station.

There were only roof-lights in the room and no apparent way of increasing the ventilation - but that's a very minor niggle.

Very nice people working there. We had a blast here. Booked a night extra because we liked it so much. The room was very beautiful and there was a good shower and bed. Thanks for making our trip better!

Was provided with a mat to put our muddy boots on which was very thoughtful. The breakfast was satisfying. There was a good pub only 200 yds from the house.

Not bad for a budget hotel. Could have been cleaner and no tea making facilities or TV in the room, staff did bring a kettle and stuff when asked though.

Really run down, paper thin walls, sink didn’t drain but the hotel staff were amazing and moved me to a different room when I complained. It’s not good value for money based on the price.
