Lovely decor and perfect location for our needs. Good size toilet and shower room - great power shower. Plenty of parking space in front of the building. Nice touch of special offer for treatment in the salon on the ground floor. Very close to bus-stop for buses into town centre if you don't feel like walking. Nice selection of teas.

We wanted a twin room because we were two female friends travelling together but, while there were twin beds, there was no space between them because of the size of the room so it may as well have been a double bed because whichever person was nearest the wall, they couldn't easily get out of bed if needed during the night, say. Also I didn't like that there were power extensions in a couple of places rather than additional wall sockets, which I do not think are necessarily 100% safe.

The location was perfect for us as we came to Lincolnshire to visit friends, but having said that great location for visiting other areas ie Lincoln and the coast not too far away. If churches are of interest plenty of outstanding churches to visit and where there is a church there is usually a good pub.

There was an excellent choice of cooked breakfasts and a reasonable choice of alternatives. For me I do not like cooked breakfast so I missed the wide choice usually available with a continental/buffet breakfast

The room wasn’t the cleanest - upon first glance it was clean but there were stains on the carpets and bottles and other rubbish left under the beds, the coffee cups hadn’t been cleaned Lots of fluff in the bath The bed was comfy but the pillows were very uncomfortable I didn’t get much sleep because of that For how much we paid I don’t think it was worth it

Small bathroom No sink in bathroom/toilet area to wash hands. Hand basin located in corner of bedroom. Hand basin very small, with shelf approx 1 ft above basin - very difficult to brush teeth etc Very narrow hallway within bedroom area, difficult to navigate with bags. Curtains not dark enough to sleep during summer. Thin walls, we could hear other guests talking, coming and going etc Tables in restaurant sticky items were stuck to the table.

First of all the location is in Dawlish Warren and NOT Dawlish as advertised. Tiny bathroom. If you are tall you will find that your knees touch the door. As it was adjoined it to the owners house it was noisy at times. Also when returned from a day out there was a partly drunk juice bottle on table which was NOT ours ……………………. Also advertised at beach side but at least a 10 mins walk to Dawlish warren beach.
