1. Slow checking in process - only one person at the desk, overwhelmed with group arrival. Guest in front of me, in the queue, asked if there was another person available to check us in as we all were waiting so long. 2. Pet fee of £50 is excessive and you get absolutely nothing for it, except a used dog bed in the room. 3. Hotel location next to a failed/closed surf centre, with the water level at a minimum, leaving a green edged pond. On the website it looked like it was by a lakeside. Located in the middle of an industrial estate, all we saw were the abandoned surf centre buildings and a festering drained pond. 4. On arrival, I was told the restaurant was filling up fast and to book a table to avoid missing out. I did this and when we arrived for dinner, the restaurant was less than half full. Dinner itself was a disappointment - long wait times even though the restaurant was quiet. Food was mediocre and one of us was ill afterwards. Very limited selection of wines - 2 white and two rose. Not what you would expect for a 4 star hotel restaurant. Prices for food were expensive, 5. Certainly NOT located for easy access to Snowdonia - 26.5 miles. 6. Room was basic, cold, beds uncomfortable and the open-plan shower and toilet meant you felt there was no privacy. Our whole experience was lack-lustre. This room was over £200, including pet tax. I booked it as we were travelling around different local areas in a variety of hotels and self-catering. This was meant to be a treat, a bit of quality time. It was completely the opposite.

Breakfast was very average. We ordered packed lunches which were very poor. Untoasted floury ciabatta, no butter, slab of cheese… nothing else, so not really a packed lunch at all.

Steep stairs leading to rooms, wasn't ideal with two cases, also room was small, and bathroom very basic no drinking tumblers and shower was Luke warm to cold.
