It is a fantastic location, right next to a nice cosy bar and 5 minutes walk to the old town and Grassmarket or the new town Lothian Road, too many to count, bars or restaurants, the flat was spotless and the host was very nice and responsive, surprisingly very quiet in the flat so you could relax or have a good night sleep, I would highly recommend it

Warm welcome, friendly hosts. Very clean, well-equipped twin room with nice ensuite shower room. Comfy beds, tea making facilities, WiFi, parking - everything needed including borrowing a phone charger. Delicious cooked breakfast. Would thoroughly recommend.

The finish to a high standard. Equipment in galley kitchen good quality. Milk in fridge a nice touch The shower powerful and refreshing The ‘chamber maid’ friendly and accommodating in fact a treasure.

Sash window would not close properly. Major issue lack of shelf in both shower and bathroom for personal items such as shampoo, flannel, razor, make up. Very inconvenient. No hand rail in shower to assist balance a huge negative. Lighting is poor in there too. Not possible to wet shave properly and safely. no lighting in main room near a mirror for make up application. All publicity mentions roll top baths. There is one four word reference to Austin Suite not having one. Easily missed when excited to be reading no idea how allocation of suites made but feel cheated.

A perfect hotel which had everything that I needed. Huge comfortable bed, very welcoming bath and a lovely continental breakfast. Could not fault, will be back.

They refunded my second night after I visited reception.

The car park was very difficult to navigate and I only found one very tight space. The man in reception told me I probably wouldn't find parking the next day and I should park down the residential road opposite. The reception smelt very strongly of weed and my room smelt of stale cigarette smoke for the duration of my stay. The teaspoons were both dirty and the back of the toilet was stained with urine.

Room grubby, very chipped paint on every piece of furniture, stained carpets, debris on one chair, including fingernail clippings, in plain sight. Would have been totally visible to the cleaner. Queried with reception whether our room was in the superior category and was assured that it was. No offer to change to another in same price band. Didn't dare to try to close wardrobe doors as when we tried first time it tipped forward and was generally unsteady.
