  A 'new build' with good quality new looking furniture (May 2024) fully equipped kitchen (though we only used the kettle). The unseen host supplied us milk (thank you). Parking right outside, the centre of town 10 minutes stroll, the park five minutes away. Good bed linen and towels...

  New build but no phone charger points in sockets...but this is being very picky...perhaps host might change one or two to allow for that functionality? 10am check out - appreciate that host has to clean and tidy but we thought 11am might have given us just that little more time - bearing in mind the mid-afternoon 'earliest' check-in...again that is being picky.

  Reasonably sized car park. Lovely outside seating area. Good choice of home cooked food. Comfortable bed. Good sized room in good decoration beautifully clean.

  Had to go outside to access the dining area/bar & reception. Not good in heavy rain! No aircon so as our bedroom had a low ceiling and small windows, it may get uncomfortable in the summer months - portable fan provided.

  Good selection of breakfast. Great location in the centre of Nottingham. Very friendly and helpful staff.

  There was a slight delay to hand over the room however the staff was very apologetic and offered a free coffee and breakfast to compensate for the delay so overall we were very satisfied with our stay.
