Beautiful breakfast lovely room. Would have preferred a double room but we left it too late and the twin was the only option but still a very nice room lovely couple running the place . Very warm and friendly

The Indus restaurant was amazing. The celebration touches were brilliant. Was pleasantly upgraded and did not dissappoint. The gym is functional but the weights may be a little low for certain abilities.

I’d definitely double check your room before booking. I always opt for the deluxe as it’s a better room, size and view. Due to the current weather I’d wish more water was stacked before arrival. It seems a weekly fire alarm goes off also would of been nice to be notified upon arrival.

There is no garden, it’s a small unkept space at the front of the house. It was all overgrown and the furniture was rusty. As it states garden with garden furniture this is what should be there. The ‘sofa bed’ in the living room is not a sofa bed, we couldn’t even use it as it was so uncomfortable, one of our party had to sleep in the cinema room. We informed them there would be 7 people but the spare duvet for the ‘sofa bed’ had to be made up. We booked this thinking there was enough bedrooms for 8 people, but I think they should advertise as sleeps 6 with a sofa bed if needed. It was abit dirty with stains on all bedside tables and dead spiders all around the house. The living room floor was sticky. We also didn’t have enough toilet roll, we had to buy some more at the local Morrisons.

Dreadful. We arrived too late to do anything that night, but checked out in the morning and found something else and contacted Booking.com for a refund for the second night. I don’t know where the other reviewers were staying, but No.4 is truly awful. Overflowing bins outside and stacks of laundry in the entrance hall greeted us. It was shabby and decrepit and there was barely room to move, let alone unpack and no where to put our cases. The main door frame had been forced and badly repaired so it looked like we were in a very dodgy place. There was no room to put cases and hardly any room between the beds making it hard to walk around the beds. The main double bed was too small, we slept with our feet sticking out over the edge, we are 5ft 10 and 6ft. the mattress was dreadful, when one person moved the whole bed seemed to squash down and move the other person. Wallpaper had holes where something (shelf?) had been fixed and it was now hanging off. There was nowhere to hang anything up (so no hangers), no wardrobe, no hooks, nothing. The electric shower ran from cold to scalding hot intermittently. There was no bath mat for the shower, and only one towel per person and one additional hand towel between all of us. The bathroom door is narrower than standard because it is so small there is not enough room for a full width door. The bathroom is too small to function properly, you can hardly move. It is too small to undress or change in. This is a family room/quadruple room so some privacy was expected. You can’t stand face on to the sink, you have to manoeuvre round basin and between the shower tray and stand between the toilet and sink side on and you can’t move once in place. The shower fittings were scruffy; vanity unit damaged, hole in shower wall, dirty mouldy shower, dirty hand cleanser bottle. The charging plug was red hot after being plugged in for an hour. Our experience ruined the start of our stay in Edinburgh.

The a la cart restaurant was not available on the night we wanted it and we had to have the buffet instead. It was nice food but we wanted the a la cart stuff. No fridge in the room.
