  The staff were friendly and helpful. Breakfast was full table service and enjoyable, but I would have preferred the toast & tea/coffee to be brought to the table after the cereal and main course instead of all together first thing. I suppose I could have asked for it to be brought later but, hey-ho I didn't. The room was exceptionally clean and I was impressed with clean towels every day, re-stocked tea tray everyday and a full sized fridge in the room. Whilst the en-suite was very small, it was clean and perfectly acceptable.

  My only criticism regarding the room is the over sized TV situated on the chest of drawers. Would have been better if smaller & fixed to the wall. It considerably reduced the available surface area needed for stuff such as hair brushes, make up & toiletries etc. More hangers available in the wardrobe would also be useful. But that is an issue everywhere!

  I booked this for a stag of 9 - 3 over 50,the rest over 30. Its basic but clean and the shower was fine. Towels ok, there was instant coffee in room. Location is very near botanic avenue and about 20 minutes walk into centre of Belfast. Turning right there is an excellent pub at the end of the road. instructions via whats app were fine. It was very good value.

  A welcome stop after getting caught in wild weather whilst riding back to Scotland. The staff were really helpful and not perturbed by two sodden bikers. Room was as expected with HIE, breakfast good.

  Lovely location nice and clean lady that checked me in had to finish room as booked last minute so was offered a free drink.will return and highly recommend good value for money

  No heating as radiator wasn't on.and 1 window in room wouldn't open and other wouldn't close which had climbing ivy growing into it which attracted flies. Could see dust under wardrobe and bedside unit
