Me and my wife absolutely loved it here. The owners were so friendly and the room was outstanding. Nestled in a quiet little village we found ourselves in a room that was finished to a very high standard. Other points to make are as follows, 1. Exceptionally clean 2. The best views to wake up to 3. Nice continental breakfast with cereal, bread, frui,yoghurt, milk, and orange juice 4. Pub literally next door with a great atmosphere, very friendly locals and serving some of the best pub food I have ever had. 5. You can tell from the moment you arrive this place is run with love, care and hard work to maintain such a stunning place. I have stopped in alot of b&b/hotels around Britain and this place would be in my top 5. We loved our stay and are currently looking at returning next year but for longer. You will not be disappointed stopping at Kirkton Bay.

Room was a good size , beds very comfortable , breakfast was very good , staff very friendly, Location was excellent as only a short walk to Ocean Road , where there are lots of restaurants to choice from , there is plenty of choice at reasonable prices . During the day, Colemans Chip shop on Ocean Rd is famous for their fish & chips, the batter is very light , it closes around 6pm, at lunch hour there is a queue out on to the street - you have been warned ! Easy walking distance from hotel to beach and all the amusement area for kids . Plenty of parking spaces too

I had booked a twin room , my friend & I are retired plus I am disabled , so it was a struggle for me to get up 2 flights of stairs. I was told twin rooms are on first floor which is a pity

Modern, clean and very close to Baker street station which made it incredibly convenient. Marylebone is my favorite place to stay at and this location couldn't be any better. Communication with host was very easy.

It was smaller than expected. Previously advertised to be larger but they corrected it later. However, it was too late. It was already booked. I would say this place is only comfortable for a single traveler. For two, it is quite cramped to move around in. I was also surprised the kitchen had absolutely no amenities such as coffee or tea. It has a nice Nespresso maker but too inconvenient for me to look for Nespresso pods. It also short circuited electricity 3 hours before check out. I hope they got it fixed.

Great flat in a great location, a short walk from the Dreamland where the concert was on. Right next to the beach. Excellent communication from the Host, Mark. Very helpful when needed.

The personal touches. I was feeling unwell so they put the central heating on. Only three rooms so quiet. Beautiful setting. Very helpful nothing too much trouble will be staying again

Unfortunately, there was a reservation error. Two nights booked , however the first night was a day early which I had not attended. We had intended to book the night after. I had requested a change but was blankly refused. I had emailed to speak with the manager and my email was ignored despite check in staff having access to the manager to refuse a correction in the booking. Sadly, for the hotel group I will find it hard to stay with them again after this short sighted approach. My only option put forward by the staff was to book and pay for a third night. Well - listen here. I stayed with the hotel group 49 times last year. I will not be staying again after this ignorance and short sighted management.

Room dingy and bathroom very basic. May have been clean but didn’t give that impression. Old linoleum on floor dark old carpets on stairs and bedroom. Bathroom had basic soap dispenser.
