Whole flat to ourselves. Well stocked Guide to southend provided with takeaway leaflets etc Could borrow foldable chairs to take to the beach If we wished. Had a crabbing kit (but couldn't find it) Ice cubes made up Fresh feel to it Very secure in the main entrance (another door to go through once in the main door) A lovely clean flat, very bright and airy.

We felt welcome by Janet and Stuart, the place had a homely feeling. Also the best English breakfast we've ever had at a B&B as the food was perfectly cooked and it's local produce. Also the location was lovely as next to Warwick Castle and it was quiet so slept soundly. We will definitely come back!

It's not really we didn't like, it's just that our room needed more hooks to hang things in the bathroom.

the hotel is welld ecorated, the bed and room was confortable. The check in experience was alright and my room was ready before ehck in times which was nice.

The location is not good, too far from the city and the location is not very nice. This is a hotel for you to stay if you do not aim to go to edimburgh city center but a base to travel around by car only. The breakfast was very basic, service is slow and you have to keep calling waiters to get served which is annoying. I did not try lunch and dinner here so I can't comment. I have upgraded my room to a suite and got a generic email right before the check in date which said I could upgrade my room. It was then explained to me this was a generic email goig toa ll guests, poor customer service... Also I got 2 glasses of champagne and some canapes as part of the suite and the dirty glasses and dish stayed in the room even after the room was cleaned :) I had to call to get it removed.... Needs work to be put to the right start rating it wants to be recognised for. Expensive for what it is.

Property was good. It was propably recently refurbished. Neat and Tidy.

There are many rooms of improvement - Additional Hand Towels need to be provided in the Bathroom/Hand wash was not provided/ Kitchen Towel was missing/ Washing items for Utensils cleaning was missing/ Foot mat was missing in Bathroom/ No clear instructions. Probably the owner is new and needs lot of advise.

The window overlooked the decking area of the pub, which on the Sunday night has smokers underneath. Consequently smoke drifted up to the bedroom.

I really liked how much greenery there was in the caravan park, there were a lot of bushes and trees. Also, very close to other attractions
