Positive section of review
The hotel is situated in a small road that is part of a relatively new housing estate. When you enter the road, the hotel is on the left (my sat-nav took me into the state). Free on site parking Staff were pleasant and helpful. The room was comfortable with free wi-fi. Food in both the evening and breakfast, with fried eggs also offered with the latter, cooked to order (not buffet). Breakfast from 06.30am. Well located for my work.

The free wi-fi is unsecured. The sink in the bathroom was very slow to drain, which I informed the receptionist of on departure.

It was well appointed, immaculately clean and very comfortable. The kitchen was well laid out, bedroom very prettily dressed and the living/dining room very comfortable. The bathroom although small fully utilised the space and was perfect. The welcome pack was amazing and the location excellent for wandering around the town. Good parking too.

There was no kerb appeal. The brown narrow door didn't look inviting and the inside hall was tired and a bit grubby. However once inside, that didn't matter.

Beautiful old building set in exceptional grounds in Beamish. Very clean, beautifully decorated room in keeping with the style of the building.

The lack of a fair waiting system at breakfast was the only negative. Whilst we accepted it was very busy and we patiently waited for 30 minutes for a table, not happy for staff to offer tables to two other couples before us, when we had been waiting longer than they had. Presumably it was because they were audibly complaining and we were not. This spoilt an otherwise excellent stay. However, Reception staff kind, apologetic and quickly refunded costs of breakfasts that we didn’t receive.

1. The noise from the restaurant/club directly below our apartment was profoundly overwhelming, especially on Friday, Saturday, and Sunday nights. The disturbance resonated through our living space, starting as early as 7 or 8 PM and continuing until the early hours, making sleep impossible. The smoking area beneath our first-floor apartment added chaos with loud conversations and shouting late into the night. Additionally, the shared staircase amplified very loud noise and vibrations. Performers frequently using this staircase for costume changes and relax further disrupted our stay. These disturbances over the weekend severely impacted our sleep and significantly diminished our enjoyment. This affected our activities for three of the six days we spent in the city due to poor sleep. There was also constant noise from what seemed to be a mechanical device, possibly a pump, operating incessantly. 2. Communication with the host was highly problematic both before and after our stay. Prior to arrival, we could not establish direct contact until just 2-3 days before check-in, despite numerous attempts. This lack of responsiveness necessitated intervention by booking customer support to facilitate communication. Unfortunately, these communication issues have persisted post-stay, as we are currently facing problems and the host remains unresponsive. This has continued to add stress and complication to our experience. 3. Additionally, the cleanliness of the apartment was below average, though not extremely bad. There was also a noticeable lack of towels, with only one medium-sized towel per person for a five-day stay, which was inadequate and inconvenient.

Noise & vibration from the underground was a shock! Very creaky headboard, no mirror in the room to dry your hair. Very steep narrow steps to get to the first floor apartment.
