The location was perfect. I've never stayed in Kemptown before but it proved to be very convenient for the theatres. There were also plenty of cafes nearby for breakfast in the morning.

The room was comfortable and clean. However, I wish there had been a blackout blind/ curtain at the window, to stop the sunshine waking me up so early. It was a shame no one replied to my message about parking, until after I stayed. A parking voucher would have been useful.

The views were amazing, the hotel was clean and the staff were all very friendly and good at their jobs. The gardens were beautiful and there was lots of lovely places to sit.

We had evening meal on the first night but the choice for gluten free was very poor, in the end I had a chargrilled chicken breast with chips..the chicken was tough and very dry. My husband had the steak pie which he said was nice but the vegetables were cold.

I'm not the person who write bad reviews, but I think it's fair to convey my experience. The house is located in a quiet area, easy to find. Parking is located on the side of the building. The main door has an electronic combination lock to gain access to the property. We received the code and all instruction day before arriving- no problems with access. The house is small but quite cosy. Unfortunately, the house was worn-out and really dirty. Mud on the stairs, damp stains on the walls, sticky countertops and table, sawdust in the cupboards, dirty shower and above all previous guests hygienic waste in the bathroom bin. I understand that this is a place for one or two nights, but a refresh and deep cleaning could significantly improve the opinion of this place. Pity.
