Roslyn House, a newly opened guesthouse in Tobermory on the Isle of Mull, beautifully merges historic charm with modern design in a converted historic building. Opened in October 2023, it offers stylish accommodation with 8 spacious rooms, each featuring fancy wallpaper and large, comfortable beds. The modern bathroom in our room no. 8 was well-equipped and included nice bathrobes, always a personal favorite of mine. The common area provides a cozy environment with plush sofas and chairs, complemented by an honesty bar that boasts a vast selection of beer, wine, soft drinks, gin, and whisky. Additionally, each room comes equipped with a fancy Nespresso machine and a fridge stocked with beverages, enhancing the comfort of your stay. Parking is conveniently available on the street for free, adding to the ease of access to the guesthouse.

Upon arrival, we faced issues with the self-check-in system due to not receiving the necessary access codes, which required contacting the owner via phone due to the absence of on-site staff. Seemingly, Roslyn House leans more towards a self-catering facility with daily housekeeping rather than functioning like a traditional guesthouse or boutique hotel. The honesty bar operates on a cash-only basis, which could pose an inconvenience for guests like us that are accustomed to cashless payments. Additionally, the overlap of fridge contents with the honesty bar offerings in our room created confusion regarding which items were complimentary, leading us to avoid consuming anything to prevent unexpected charges (i.e. for the bottle of sparkling wine contained in our fridge). The breakfast offering was underwhelming, consisting solely of store-bought packed items such as croissants and biscuits that were already contained either in the fridge or a tray next to the coffee machine upon our arrival. Consequently, there are no fresh products available. This arrangement did not meet our expectations of a "breakfast included" setup, suggesting that marketing Roslyn House as a self-catering guesthouse would be more fitting. We ended up eating out on our first morning and buying additional items such as cheese and oat cakes for the other two mornings. Just as a heads-up to future guests, but not a major constraint: Practical amenities such as sufficient power outlets and USB ports were surprisingly lacking, we had to unplug a speaker and a lamp to find a free power outlet to charge our phones. Furthermore, be aware that access to Main Street where all restaurants and shops are located involves a steep 10-minute walk down the hill, which might be challenging for those with mobility issues.

The hotel is well placed, being a short walk from the train station and close to the bars and restaurants etc. The hotel had a nice bar and breakfast was good. The bed was large and very comfortable. We were happy with our night and would recommend it.

The only negatives we encountered was our double glazing trickle vents which didn't fully isolate noise and the soap dispensers sprayed accros the bathroom.

Location of the apartment close to the Royal Mile. Separate single rooms are good for those who travel with colleagues.

Great spacious clean comfortable apartment. A stone's through from the Principality Stadium

Some of the car parking spaces were a struggle to get in and out if because of the Suze of the carpark and pillars of the building. Spaces 1 and 2 are OK but tricky to turn a longer car round

Was all very good, bed comfortable. Food and beer excellent.
Negative section of review
Room very limited, especially lack of storage. Food menu could do with some "normal" food, eg. Ham, egg and chips and similar "basic" items.

Location was excellent, very close to the Covent Garden.

- Expensive! - Room (No 27) view to backyard :D - Windows handle was not working properly, so you have to improvise to open/close the windows. - The shower was old, could be improved.
