The room was in a poor state of decoration ,worn carpets miss matched furniture and windows broken .The bathroom roof has the ceiling falling in curtains /blinds dirty. Only a small television on the wall which was not in a good state No ironing board or iron .Breakfast only from 8.30 .I will not book again and recommend this taken of our list of bookings

The situation was excellent. A bus stop just on the road outside gave easy access into Brighton. Or in 10 mins you could be in the centre and parked up if you drive. It was easy to find, instructions for entry are very clear. The owner made sure we were comfortable once in. An ideal Base for travelling around Sussex and Brighton

It was actually very modern and the decor was great The room had everything we needed We didn’t have food or drinks at the hotel but the bar area was fab Food and drinks were reasonable and what people were eating looked so good I would definitely stay here again or in one of the other z hotels in London

Location was great. Close to beach and walks but pleasantly quiet. Comfortable and well appointed house, though I could not find the advertised DVD player. It really does feel like a home.

The room was large and reasonably comfortable. Plenty of space for luggage. Was very clean. The restaurant was great - excellent food. The location was good.

Room 17 is very noisy - air conditioning units. The aspect is the worst in the hotel - in the back corner looking out over a storage area. Spoilt an otherwise good stay. Apart from that, a clean comfortable room.

The photos on booking.com are not the same as this hotel. My room smelt as soon as I walked in, needs totally redecorating. The hotel carpark is next to a derelict building with smashed glass everywhere. The room deposit in case you broke anything is a joke considering what a state my room was. Absolutely no frills hotel
