The main function of the business was a restaurant / bar with a few rooms upstairs. Breakfast was not included, but there was a very nice place called The Larder (opens 8.30) - two doors along from the Angler, and plenty of other places in town to get food. The location is very central in Oakham, with a car park at the back, where my car stayed all week, whilst I did the 65 mile "Rutland Round" with fellow walkers over five days - using a local community mini bus service to get to a from different stages of the walk.

When I arrived, the manager / staff didn't seem to be expecting me. Fortunately I had a print-out from booking.com. I didn't see a member of staff from after my arrival on Monday, until seeking someone out on the Friday (the day before I left). I could though have sought someone out if needed. Probably not the place to go for anybody who likes attentive staff, but it is fine for me and good value for money.

The breakfast was delicious with plenty of choice. The staff, whilst leaving you alone, are always there if you need them and are very helpful. Although the property was full with guests, there were no problems with noise, in fact it was very quiet and peaceful. The bed and pillows were very comfortable. A lovely 15 minutes walk from the property into Bowness.

The full English breakfast on the first day was cold and bacon over cooked. Food could be improved, more fresh fruit and fresh croissants could be available in the continental buffet.

Check in procedure was clever but very complicated. They request you send them £100 security deposit. But charge you £2 for the convenience and also £9 if you don't send them you bank details two days after you leave. Scam. Also too many emails and person who wrote them has an attitude. 'If you leave anything behind it gets binned'. What kind of customer relations is that. Was going to use it again this full week and next but nah!!!!!

It was dirty, the bed clothes were dirty & stained, we found a bed bug on the pillow the next morning, there was a man sleeping on the floor of what can only be described as a cupboard next to our room (the window in our room overlooked the said cupboard), there was also a man asleep on the settee in reception & this whole experience cost £142 which is absolutely disgraceful, we’ve used booking.com for years & this is the worse experience/hotel we’ve ever had! (We have photos too).
