The room owner uses a mattress dating back to 1996, as shown in the picture. He rents out the house at a very high price, but unfortunately, he is reluctant to buy a new mattress! I suffer from a spinal problem, and the mattress exacerbated my condition. I had to remove the mattress from the bed entirely and place it on the floor, which increased my pain due to its weight, and I ended up sleeping on the bed frame, making me even sicker. The door lets cold air in all night. As for the noise and the sound of drilling and breaking, it started as soon as I entered the room in the afternoon and continued until sunset!

Our room was lovely with a great view of the 18th Hole. Staff were all very friendly and helpful. Lounge and other public areas were also clean and as expected in a 4* hotel.

We were disappointed with our evening meals - 1st night husband had haddock and chips - coating on haddock was soggy and chips needed to be hotter. Mine was smoked haddock on bed of mash - flavours were good but I was disappointed with getting a very small portion of smoked haddock... 2nd evening meal was "alright" but not standard expected from 4* hotel restaurant.

Overall, very good. No problems, staff were friendly, all the expected facilities and easy enough to find.

The 2 small issues I found were 1) the car park was not accessible from Newbury centre because of a security gate, so involved seemingly unnecessary extra driving 2) the drinks in the onsite restaurant was a little pricey (probably to make up for the low accommodation cost) but we found a nearby sports club after a conversation with another guest.

Not a dislike. The shower door in room 11 doesn't close properly. The bathroom door needs a bit shaving off, as it wouldn't close. No actual complaints though.

Walls are paper thin, you can hear people talking in 2 different rooms from ours. Our room has aspects that weren’t clean (stains). Rooms are very small.
