Positive section of review
The apartment exceeded our expectations. It's in a perfect location with the train station, all the entertainment and shops you could ask on the doorstep plus Brighton seafront a short walk away. Clean and spacious apartment spread over 3 floors with a little outdoor seating area if you feel you need it; we didn't but nice to have the option. Lovely towels and bathrooms, choice to have bedrooms made up as a twin or a double, and kitchen facilities excellent. There were 7 of us staying and we all raved about it. And great communication from the host which is always reassuring.

It's a bit odd that the hoover, airer and mop bucket are in corner of living room but they're behind the door so we didn't care. Some paint peeling high up on walls of biggest front bedroom but it's a lovely older building so only to be expected really. Only added some negatives here so noone thinks this is a fake review. 😆 We all loved it, nothing took the shine off a fabulous stay.

The room was spacious and had lovely big shared balcony. Bed was very comfy. Pillows were a bit soft. The shower needs a larger shower mat for safety as it's a bit slippy on trying to get out of the shower and base of shower didn't drain quickly, may have been a little blocked. But lovely size bathroom and waterfall shower. Niamh and Sasha in the bar were stars as was Mark in the restaurant. There was a young tall blonde guy helping with breakfasts on the Sunday morning and he was a little brisk in his manner, but the other staff were lovely.

We wanted to have bar food on the Thursday evening but were told last minute the kitchen was closing early which was a bit inconvenient as the local restaurants were closing due to a football match so we had to get a taxi into the Lanes.

You can see that the venue owner is working on improving the property, as some work seems to be going on, clearly a new business trying to figure how to run things and meet customer expectations, the place have loads of potential if the owner gets it right. Great location, just of the main road yet, very quite in the bedroom - one can not hear road noise. Lovely team and very helpful team.

1. Not a major trouble just some friendly feedback to the owner, I think room key pick up could be organised a bit better better aka cut of time to pick up the keys is 21:00, most Airbnb and B&B owners have an option for the keys to be picked up via keylock. 2. There are no lights in the garden area not even dim ounces, must be quite scary for the guest to arrive in the winter, the place is quite remote and thus having no lights is a bit unpleasant. The owner could install movement sensitive lights to make the experience a bit more pleasant. 3. No bedside lights in the bedroom, means that if you want to read etc you have to have main light on

Hotel is clean and modern. Rooms are comfortable and have all the items you may need such as hair dryer and iron etc. air con was a massive plus with the hot weather.

The walls were thin and could hear guy next door shouting on the phone but could even hear him clearly when talking normal level. I would have preferred better facilities to cook my own breakfast, only had kitchenette so not able to have full English, but came prepared to do scrambled egg on toast but no jug or bowl to put in microwave

No hot water to have showers after a 9 hour drive had to call someone who sent the plumber out we had hot water for a day or two but then back to cold showers for a family of 4

The kitchen was dirty. The bathroom was horrible. The shower was over the bath and was difficult to get into. The water pressure was so poor and the shower head was placed near to the corner of the shower you had to stand very close to the walls to have a shower. There was a lot of mould in the grout in the small tiles which I'm sure with a bit of bleach and a scrub would come clean. The hand basin had a large crack in it. There was no communication with the owner and where to find the key to enter the premises. We'd told him we had no phone to ring and could only use wifi. He suggested Whatsap, but needed wifi for that so that didn't help. When we arrived at the premises our taxi driver kindly offered to call the owner for us and he gave the code to him. We've stayed at many places and have always received an email the day before with entry instructions, but not here. As there was no email from the owner there were also no instructions for the wifi password. The apartment was 20 minutes out of town by car, and an hour by bus and the bus stop was quite a walk from the apartment. On our check out day, we were sitting on the couch when the front door opened and a lady with a small child started to come in. She was the cleaner thinking we had left. Our email from Booking.com stated a 12 o'clock check out but she said it should be 10 o'clock and she took a photo of my email and sent it to the owner. He then emailed back and said that checkout was at 10:30 and the email from booking.com was a generic email and they shouldn't send them out. I said that we'd had no other communication from him regarding check out time but we quickly finished packing up and left. As we'd booked our train for later in the day (because we thought our check out time was later), we ended up having to go to the train station early and sit there with our cases for a couple of hours.
