Brilliant location with views over Brighton and the sea, very near all the shops and train station but quiet at night and as on 6th floor away from hubbub. Nicely appointed and modern deco, kitchen has everything you'd need plus some staples like tea, coffee, salt & pepper grinder etc. Enough hangers, good pressure on shower with enough hot water to go round. The hosts were very welcoming, thoughtful, proactive, polite, reliable and easy to deal with. Responded super quickly to any queries and sent handy reminders regarding checkout. You really got the feeling they appreciated their guests.

Sofa itself comfy to sit on but once folded for our child to sleep on, there was no space for coffee table so we had to move it in front of the fridge, roll up the rug in order to squeeze by to get to the bathroom/toilet at night. Think this would suit more a couple or single person staying, than a family. Our child did not find the sofa comfortable but it might be fine with young kids.

Location was outstanding, staff were friendly and helpful. I had a long drive home so didn’t stay for breakfast on the third morning, I left just before 7am, they were kind enough to let me fill up my travel cup with tea from the breakfast buffet and gave me a bag of pastries for my journey back, nice touch.

Not really the fault of the hotel but car park is very tight. I was lucky enough to get a space when I arrived and car was left for 3 days. When I left I struggled to get out and was boxed in, felt over capacity which could cause some added stress - or worse!

The room was good, but woke up too severe leaking from the ceiling coming down the walls onto electricals.You could smell it in the corridor so must have happened before it could have had serious consequences.

- Our room was not cleaned properly. Hair on the bed and sick still up the back of the toilet seat! - Room was boiling hot. Radiators etc all off but room was way too hot. - Smelt of smoking in the room. - No fridge. - Uncomfortable pillows - Only 4 spaces for the hotel! - Loud noises from downstairs until 11pm!
