Beautiful rustic countryside setting but really close to all Exeter needs. Wonderful experience with the horses, Lily the Great Dane, other dogs and cats around. Great paths and bridle ways right outside. And saw the Air Ambulance. Brilliant.

Overall very relaxing stay, easy check in progress. Property is well managed and it’s location is great. Enjoyed big shower room and comfortable bed. Very friendly staff. Complimentary breakfast is a nice touch.

the view and the beach about ten minutes drive not far from the caravan. Horse riding school outside the caravan, we were able to watch the riders riding by.

First and foremost; My grandson was taken ill and we had to drive him to the nearest hospital in Aberdeen during the early hours in the morning. The caravan was that dirty he could not breathe, he had a bad Asthma attack, he was ventilated and given medication to open his airway. The children's bedroom smelled of urine really badly, the caravan was filthy I was cleaning until 3:00am. When we arrived the tablecloth still had dried food spillages on them and food crumbs from the previous clients. If they didn't change the tablecloth what else didn't they bother to change? (I always take my own bedding and towels thank goodness). The seating area in the caravan was filthy! there was a stain that resembled dried blood, very old food stains and filthy marks all over it. I had to disinfect the entire caravan so my poor grandson could breathe. I felt uncomfortable we could only use a small portion of the seats by the window and place towels down before sitting down. My grandson recovered and was feeling much better when we left the caravan, and he has not suffered with his breathing since!

There was an earwig in the bathroom when we got back one evening which was not nice at all. The cleaners were having a very loud gossip outside the door when we were trying to get ready in the day, and multiple cleaners/staff kept trying to get in our room. The building is old and drab but I guess they’ve done the best they can with the interior. There was a lot of dust in the room. Also when we checked in, the staff member seemed to question my ability to book a room and asked if I wanted a twin room despite booking a double - very strange.

Room was quite basic for price, so no fridge but whilst good quality coffee bag but no biscuits etc. Room located above kitchen so noisy fan hence the reduce the pleasure of the stay.
