The room was large, with a tv, had its own toilet, sink and shower but the shower didn't work, however I was expecting to use a shared bathroom so ensuite bathroom was a half plus. The bed was very comfortable and the room was warm, bit too hot for me but I think most people would like that. Couple of chairs and a wardrobe was good. Also use of kitchen even though I didn't use it was good. Property had a bus stop into town right outside very convenient.

I never spoke to or communicated with the landlord at all. After multiple phone calls on the number provided, not once did I get an answer. No response to an email I sent. No one to greet me at the property when I arrived (I had sent an email specifying my time of arrival as I had to drop off a bag and leave immediately for plans made in Derby) I don't think the doorbell works, I knocked repeatedly, no one answered. I only managed to get into the property initially because one of the tenants left the front door open when smoking. I had to walk around the property shouting 'Hello' until a tenant answered and showed me the room, gave me door access codes etc after texting the landlord to confirm my stay after no answer from calling him. The room was a mess, rubbish bin full of rubbish, bed sheets had not been changed and bed was not made up, sheets were all bunched up. Room had basically not been cleaned or prepared after the last person that had stayed.

Great location, close to station, and town sites and attractions. Lovely clean room, comfortable bed, and good breakfast. Good communication re access and friendly breakfast staff member. Was happy they allowed luggage storage for the day after check out.

Stairs. But stairs are hard to avoid in older, character-filled buildings.

Lovely accommodation. We thought it must be a new property but the owners told us it had been going for 6 or 7 years. They must look after it well to keep it in such good condition.

Location is excellent. Breakfast quality is a 10. Everything in the room/en-suite worked perfectly (apart from the TV - but not that important) and very clean. Lovely host.

Not good value for money, had to get them to change my room as the 1st one was unacceptable £126 room only and £15 extra for breakfast, no thanks.
