Positive section of review
With slight variations breakfast was OJ cereal and full English tea and toast. I have a reasonably healthy appetite and found the quantity enough for me. The real plus was the quality, all too often I find cafes etc try to cut their costs by cutting back on quality. Not in this case the food is excellent. The owners Greg and Sam are lovely hosts chatty when you want and in the background when you want peace and quiet. The property is a huge Victorian house and you'd be hard pressed to find a fault in it with its lincrusta panels and other Victorian features,, it is absolutely lovely.

The location is perfect for what we were staying for, a short walk to the AO. Free parking is hard to find in Manchester and this is such a handy plus that is included in the price of stay. I have stayed more then once and the rooms have always been clean. Very friendly staff, offering breakfast and bar behind the seat in the front

The property is a little dated and the rooms are small especially the bathrooms. But they have all you need and when only staying for a night or two it does the job perfectly.

The only criticism was the size of the bed. It is only a standard double and if you are used to anything larger it feels very small but of course it depends what you are used to.

The bathrooms both smelt of damp and had black mould in the showers The shelves in the living room and bedroom were covered in dust There was no lampshade in the living room and no table lamp
