Positive section of review
The property is large with 4 comfortable size bedrooms, although only 1 double bed. The kitchen if well stocked and previous guests have left various oils and condiments. There was a pint of milk in the fridge when we arrived which would be useful if you wanted to make a tea. The parking large enough for 2 cars and you could even fit a 3rd small car in the unlocked garage. The location is good being in a quiet suburban street a short walk down the hill to Seaview which is a short drive from Ryde. There is a garden that you can access from the utility room. The kitchen has a dishwasher and the utility room has a washing machine.

1. There's no WiFi provided and that's a big let down. 2. The property is in need of some modernization, I'm spoilt, but an ensuite bathroom would be an excellent improvement. 3. The cleaning needs to be a bit more thorough. I think the windows for a start needed a good clean and hadn't had one for some time (perhaps even years). There were multiple cobwebs in the hard to reach ceiling corners. (See photos) There's a guest book in the property which lists many of these points but clearly hasn't been read or has been ignored 4. The garden needs a bit more maintenance than just mowing the lawn which is all that seems to have happened here, the bushes and trees are all unkempt and stealing space from the garden. 5. In at least 2 of the rooms the ceiling light was in an odd position as were the mirrors. 6. The pillows could probably use replacing as they're all quite flat and squishy.

Comfortable, staff very good, super location for my trip. Reviewing this is difficult as comparing it to more expensive hotels would be pointless. However. Reviewing against other £60 rooms makes this great value. No complaints, but the wi-fi is pretty much non-existent.

Well-located on University of Birmingham campus. Nice ambience for event. Very comfortable bed and room; great breakfast; perfect for short overnight stay after an evening function. Friendly staff.

No desk/table space in bedroom to get some work done. Room was overpriced for the facilities provided (over £200 for single occupancy smallish double room).

Beautiful location and views from the hotel. Friendly and helpful staff, dog friendly. The hotel restaurant has a separate space for dinning with dog and food was tasty.

The apartment was excellent. Very modern appliances and huge TV. Location was perfect with excellent sea views. Obviously lots of money spent on fixtures.

Communication with landlord was terrible. We tried to contact by phone and email 5 times before arrival with no success. After we booked we were hit with a message to pay an extra 100 Sterling damage deposit to be paid by bacs transfer. No mention of this prior to booking. As we travelled from Ireland and booked at last minute, this was not possible for us. We were worried about this and tried numerous times to call to discuss. It wasn't a problem in the end but we still spent 2 days worrying. The bed was very uncomfortable and myself and partner kept on rolling together in the dip in centre of the bed which was surprising as everything else was brand new and top quality. Last negative is the hot water only lasted half way through the shower. On the whole it's a beautiful apartment but needs a tiny bit more attention to detail.

I have to complain about the chairs in the dining room and bar and lounge area. Seeing that many of the guests the hotel attracts are older and so many Senior citizens the chairs are so low that when older we cannot get out of them easily. the height of the dining table when sitting on the chairs could be lower or the chairs higher in order to eat comfortably. In the bar area there were only 2 chairs with arms and high backs all the other were low down.
