The location is great. The room (Room 5) was perfect for me alone, but might have been a bit tight for two people. There is no breakfast option here, but the room has a small kitchen area, including a fridge, kettle, microwave oven, sink, cups, etc., which was useful.

As others have noted, there was a lot of noise from the street. This was not a problem for me, but it would not suit a light sleeper. The room is at the top of a steep street (see picture). Again not a problem for me, but could be for others.

The apartment decor was pine purgatory/70's bad taste, dark and depressing but the worst part was the overwhelming smell of fish which we assumed had been due to previous guests cooking. When I asked for an air freshener it was delivered promptly to the apartment but despite being used regularly, it failed to make any impression on the smell so I can only assume that the smell is permanent and ingrained in the soft furnishings and carpet. Previous reviews suggested that the bathrooms needed updating - this was true but this was the best room in our apartment which was situated in the West Court Cottages. Lots of cobwebs/spiders around the ceilings in bedroom and bathroom. The Resort generally is in need of some serious updating and appears to be run by a company in financial difficulties. The garden areas around the cottages are overrun with ivy and the shrubs need cutting back. The metalwork around the stained glass windows in the Manor House have been left to rust (I noticed these as they were facing the kitchen window of our apartment). Even the banner advertising weddings is tatty and faded.

Lighting - go to the toilet middle of the night and get blasted by high intensity white light is not nice! Light switches too complicated and hard to achieve low level night lighting without fiddling about.

Our room was the size of a post box. We travelled back from France that day as we booked in so we (2) had 20kg x 2each. We nearly broke our necks navigating our way from the main room door to the toilet shower bed. Sorry...i apprecaiate London rates must be high but dont be decieved by.the photos on Booking.com...this hotel has thee SMALLEST rooms in london.... for over 300 per night... without coffee etc..... personally id book elsewhere
