Everything about this little guest house makes you feel good. We have stayed here 3 times and just love the continuity. My sister and I share the twin room which is just perfect for us. We love the area with a bus stop outside the property or an easy walk down to the village. Budleigh Salterton is charming with its pubs and shops right on the seaside. A visit to the Donkey sanctuary or a walk along the river otter to Otterton are highly recommended. Kathryn and George are the perfect hosts by the way x

The property was very large but comfortable. The location was great for me as I have family a 3 minute drive away.

There were a few hairs in the beds but overall it was clean. The handle on the shower door downstairs was broken but didn't effect the use.

Being told by the downside occupier I was making to much noise when just walking around the apartment. this was every morning over my 4 night stay.

Booked a double and ended up with 3 single beds, pillows were stained and flat, mattresses cheap and spring sticking out and very old and uncomfortable. WiFi didn't work at all, the signal was shocking all over the establishment. Lights in the room.didnt work. Went to order food but told they were out of most items which is shocking if you have guests and advertise food. Bathroom stank of damp with mould on the ceiling and toilet was leaking from the waste pipe. Very noisy room as above the entrance. Staff drinking alcohol and vaping in the bar area. Would not recommend to anyone
