Room was immaculately clean with a comfortable bed and large bathroom. Our delicious cooked breakfast was delivered to our room each morning. We really appreciated that our hosts had organised free parking permits for guests' use. Easy level walking distance to town centre and beach.

The proximity to the beach and the convenient access from the pool area were particularly appealing aspects of the property. Additionally, the hot tub and Sona were my favorite amenities.

Lots of independent shops and cafes. Nice walks along the beach front and up over the hill to pevril point. Easy to catch buses to various other locations like Poole or Corfe Castle. Steam train ride to Corfe castle. Only dissapointment for us is that we required Gluten free options when eating and none of the fish and chip shops offered this. The one place that did " The Black Swan Inn", was fully booked so I woud advise anyone needing gluten free options to books early.

Lovely beach and coast line.
Lovely beach and coast line. Nice park near house great for quick dog walk. Coast path great and Swanage has a nice little town centre.
Recommend The Pig at Studland for an excellent meal with locally sourced produce.

A traditional seaside holiday resort with no loud modern activities. Independent shops and eating places and a lovely pier to walk on. Quite a small place full of character. Boat trips and fishing trips round the bay and even Punch and Judy on the beach which sums up the feel of the place. Great walks round the cliff top with stunning views. A steam train ride to Corfe Castle is also possible.

Wonderful beach.
Wonderful beach. Amazing restaurants and generally nice people. 10 out of 10 for everything. Smoke on the water restaurant was amazing, good value food. Loved it.
A lack of parking is a shame, particularly if you struggle to walk any distance.
Fortunately I had my daughter able to drop me off and then go and find somewhere to park. We coped. Wonderful Swanage .

fabulous coastal walks starting from the town. some excellent pubs serving great food. would recommend the black swan food is highly recommended, staff great. we did not use the car at all during our stay which was a bonus. the local buses are great if you have walked too far!

If you like outdoor pursuits, swimming in the sea, or other activities such as diving or sailing, walking in lovely countryside and so on then Swanage is a great place. The beach is sandy and the sea is safe for children, plus there are beach guards on duty. There are regular buses out of Swanage to other towns nearby, Corfe castle, Bournemouth etc. There are several restaurants to choose from with delicious menus,.

The room was clean, well kept, simple and had everything we needed. John and Martine were fantastic hosts! The breakfast was freshly cooked each morning and service was impeccable. The hosts made us feel like nothing was too much to ask. They even added little extras to our room without us asking, like a basket for our little nik naks to keep safe and trinket dishes for jewellery. Breakfast was easy to order and straightforward. Location is amazing! A 1 minute walk down to Swanage beach. Some spaces for cars.
The Rookery is in an ideal location within easy walking distance of the beach and the town of Swanage. The hosts were very welcoming and went to great length to explain everything about the hotel and the location. The rooms were comfortable and decorated to very high standards and the ensuite was well equipped although has to be described as 'cozy'. Breakfast was well organised, tasty and of a high standard.
We had the most beautiful room, with a sea view, overlooking Swanage and the hotel gardens and beach. A most exceptional location. Very clean, the staff were very kind and approachable. The shower in the bathroom was great. Lots of space, light and airy, with a large wardrobe for our clothes. The bed was huge, and very comfortable. We loved it.
