The hotel is in a good location near the colosseum but without it being crowded with tourists. There are a couple restaurants nearby that are good for dinner. The staff was polite and was willing to store my luggage before check in.

The staff here are absolutely amazing special shoutout to Wissem, Francisco, Apou, and Alex. They make you feel right at home. The hotel is really clean and well-maintained, just a 10–15 minute walk from the Colosseum, with a bus station nearby as well. A very special thank you to Wissem — he is truly outstanding and went above and beyond to make our stay unforgettable.

    It's a beautiful place and if you have access to multiple places, I would recommend booking at least half a day, because it's not exactly small. If you only have access to the arena, then 30 minutes is enough. Entry is at a specific time (there's no point in getting there earlier) - they really strictly let you in at a specific time. Toilets are available inside (unless you have bought a ticket for just the arena).

    This was a bit of a disappointment.

    This was a bit of a disappointment. We bought a guided tour but it was so crowded that we had to wait in line for a long time before even entering the site. And when we got in, there were so many people it was tough to hear our guide. Still, if we didn't have a guide, I'm sure it would have been much worse.

    Sadly around the coliseum, It’s dirty with rundown fencing lots of graffiti lots of rubbish needs some investment into this area parks are full rubbish, dead plants . Not a pretty city at all very disappointed

    The Coliseum was fascinating, but when you leave, watch out for pickpockets and thieves. They operate extensively in this area. We saw two couples who were victims of unsuccessful attacks of these persons. There is no policing around this area, which makes you wonder why, as it is well known for its pick pockets and opportunistic theives.

    Be sure you get your tickets long before your tour and buy it from the official website. You can see both palatino hills and roma forum,too. Fascinating view and history, you will be amazed don't miss this place if you go to Rome.

    Pre Book, Viator skip the line tours very good. People selling / pretending to give away bracelets, just Ignore / blank them, these people are trying to interact with you, if you engage with them, they have contact and become annoying. For the life of me I cant understand why city officials allow these scamming practiced. Especially the balls under the cups, complete rip off, many times in from of police.

    Barbara the host was really nice and easy to talk to. The Apartment was very roomy and has 2 bathrooms and has everything you need like toiletries and hair drier. It has a washing machine for laundry and a dishwasher. It has everything you need in the kitchen if you want to cook. Also, the proximity to the Colosseum is good.

    Cute Boutique hotel located close the the train station & Colosseum. Everything was clean and staff was very friendly. We really enjoyed the included breakfast delivered to the room. For the value, I would stay here again while passing thru. We loved getting to walk to the Colosseum on our last evening in the city.

    I had a wonderful stay at the Royal House Hotel in Rome. The staff was incredibly friendly and welcoming, which made the experience even more enjoyable. My room was very clean and comfortable, and the highlight was the stunning view of the Colosseum right outside my window—it doesn’t get more Roman than that! The location is perfect for exploring the city, and I truly couldn’t have asked for a better experience. I highly recommend this hotel to anyone visiting Rome, and I would definitely stay here again.

    The place had everything that we needed. It was comfortable and spacious for a family of four, including 2 giant teenage boys :)! The location is unbeatable, with the Colosseum just at the end of the street (you can see it from the door to the building) and the metro stop very close as well. Despite the proximity to the Colosseum, the apartment was very quiet. Perfect place to enjoy everything Rome has to offer! We would stay there again!

    The property was incredibly close to both the Colosseum and the Roman Forum, was clean and comfortable, with every need anticipated, and managed by a property manager who was a magnificent ambassador for the city of Rome and the nation of Italy, such that my wife and I made first reports to family and friends included our delight upon meeting such a wonderful person.     We had a lovely stay at Residenza Flavia in Rome. When we got to the apartment we were met right away to be handed the keys. The apartment was lovely and cool and extremely clean. It was a very spacious apartment too which was very nice for the 4 of us. It is right beside the Colosseum and on the subway line, so the location is excellent. Despite being right near the Colosseum, the neighbourhood is quiet at night, but walkable distance to busier areas. I would highly recommend this apartment for anyone travelling to Rome.

    Go in the "off" season and avoid the crowds and heat. We were there in December - Short and/ or no lines, except for the Colosseum and the weather was in the low 60's
