It was great to find a place dog friendly and so close to the dog show I was attending over the weekend. Barbara makes you feel very welcome and relaxed and will tell you to make yourself at home. She made me a great breakfast and tea and biscuits every day. All rooms have ensuite and TV. Lovely big kitchen and a lounge for guests, too. My friend stayed on Saturday night with her dog, too, and we relaxed in the kitchen and lounge. The back garden is gorgeous to look out on, and you can see cute little baby rabbits often. Myself and my 2 dogs had a great weekend and won lots of rosettes in the show. Will definitely be back. Thank you, Barbara, it was lovely to meet you.

Stay was generally pleasant - good location however be aware of it being noisy as it’s above a bar / right next to a train track however this didn’t bother us.

As much as the stay was generally pleasant, there were a few issues that bothered us. The first being, we arrived into Leeds earlier than expected therefore we called the hotel to ask if there was a possibility of early check in. We were told that check in is strictly at 3pm and there was no early check in available. However we looked online once checked in after 3pm and we saw early check in from 1pm which is offered for an extra charge (we would’ve been happy paying this due to luggage) Secondly, once we arrived to the property there was nobody on reception therefore as you have to buzz to get into the hotel we were stood outside in the rain for approximately 20 minutes. We buzzed the buzzer multiple times, and called the hotel numerous times, however there was no response. We were massively disappointed as stated previously we had heavy luggage and the weather was not great as it was raining. Only by chance were we let in by a resident who happened to hear the buzzing of the doorbell. Once let in, as there was nobody on reception we were waiting around approximately 5 minutes before 2 people came down the stairs. There was no apology given for the massive delay in check in, or explanation on why apart from being told ‘the woman isn’t here’. Once checked in, we entered our room and were upset to see chewing gum pressed into the carpet, and an open ‘intimacy box’ on the side. This made us question the cleanliness and hygiene of the room, which further disappointed us. After the stay, we were only refunded a portion of our deposit and when I called to ask why this was we were accused of drinking some of the drinks during our stay. The drinks/snacks were not touched, and we were told the manager thoroughly checks over the rooms after the stay, which clearly is not true, as the tenants who stayed before us had used these items and we were being charged for them.

the room was shabby . damp brown stains on the ceiling .. badly in need of fresh paint… door was scraped dented.. window mouldy round rim .. shower grubby…fingerprint handmarks on windows and on shower glass door… cracked sink in toilet.. only one roll of toilet paper to last two days…just pretty shabby.. the bed was clean at least.. clean towels .. but overall very low standard.. not worth the amount paid..
