Breakfast was fabulous 👍👏😉 - a choice of Continental and/or Hot Breakfast with several options, all included in the price of our room😲😲. Most importantly though, Andrea and Vicky were the most perfect breakfast hosts for our three day stay. They always inquired as to our plans for the day (and for our entire holiday, in fact) and offered welcomed tips, recommendations and words of advice👏👍😉😘 The two dinner meals we enjoyed were very good as well, and we are not people who usually dine in hotels or pubs.

We would have liked our room (#8) to have been a little more spacious, but it was comfortable and clean………and fun 😂🤣😂 to find each time we had to negotiate those stairs up and up and down and up and up!!!!

Full points go to Darcy our server for our evening meal... very bad experience with a gardener and 2 other off duty staff but tbh l got an apology from a woman who l have no idea who she was , senior staff maybe !.. If you enjoy a quiet drink in the sun , forget it , theres a strimmer whizzing 10ft from you... rearrange your timetable.

The staff were polite and helpful and the location is good if you're travelling to London from the north. The transport links into the centre of London are reasonable, although not all that close and roughly a 10-minute walk away if you want to get the Thameslink.

The beds were very uncomfortable and small (we stayed in a twin room). The room was too warm it seemed that the air conditioning system was only capable of producing warm air. As such, we had to open the bedroom window, which was directly above where guests were standing outside the main entrance smoking, so we had cigarette smoke coming in through the window. The bathroom door was also difficult to close.

Absolutely fantastic experience. A real treat, we were greeted by Annie and William who are fantastic and really took us in and made it feel like home.

Helpful friendly staff. Property well equipped but dated however good value. Very dog friendly. Food was good but seemed somewhat expensive.

Staff gave advice but this would be better written for example what to do with dog pooh and local dog walks. Shower was good but it needs a hand hold as floor got slippery when using shampoo. No phone signal and WiFi only if one agrees to several pages with no reject. That is abusive when advertisement says good WiFi. I recommend not staying until this is sorted as the adverts include WiFi as available and don't mention poor phone signal.

The shower, too a long time to come through, and the pressure was very low, not very good when you're getting a very early morning flight.
