Location is good, the staff was helpful, the room was quiet (no noise from outside or from other guests). Wifi is included. Bed is OK, clean and comfortable. Ensuite bathroom is clean. Nothing is really broken / unusable. There is a small (very old) fridge (unplugged, so cannot confirm if it works). The photos of the room are pretty honest and informative, so I knew what to expect. Very close to Holland park (a great place!), within an hour walking distance to a lot of things.

The room is tiny, it basically only fits a bed. Even fitting my suitcase was a problem. There is a place to hang a coat, everything else stays in the suitcase. No table or anywhere to eat at (I tried eating on the bed picnic style). Most of the items in the room except for the metal bedframe are in various states of disrepair, but functional.

Lovely house, easy to find, great parking capacity if you have a car. Brilliant bath, needed after twenty two mile walk. Beautiful room, lovely large bed. Brilliant breakfast and fantastic service from the staff. I spoke to the owners who were away, but the staff they had in place did a fantastic job. They when the extra mile by chasing me down the street as I forge my waterproof over trousers. These were really needed on the St Cuthbert's Way in April!

The room we ended up staying in was modern and clean, really decent size and good shower. Staff were super friendly and helpful, and there were lots of little touches to make stay extra comfy, e.g. some drinks available at reception. Access to restaurant a bonus, was a little loud in the evening but couldn't hear anything in the room so all good. Late entry super easy and felt safe and well-supervised.

The first room we had was not good, there was a smell coming from the toilet. But, despite being fully booked, our complaint was taken kindly and seriously and we were promptly moved (to a nicer room!). Details on Booking don't mention you have to pay for parking, BUT it was very cheap and easy to do. Bit of a walk into town and I struggled to get a cab back late at night. But the price was excellent compared to the city centre.

Everything. Nothing disappointed me. It was spot on the all 4 weeks of my stay in 4 different months. It surved me so well that I can't leave anything different from 10 to this property, and it owner. Lovely and easy communications. All my requests were met up to the highest standard. This property will be my only choice if I ever have to go in the area.

It’s cheap and cheerful but ideally located with lots of parking options. The staff were friendly and helpful and the breakfast is very much worth thw £7.50 prepaid.
