Our host was welcoming and generous and had provided a food welcome pack, including a bottle of wine. There was easy parking for two cars on the driveway and the rear garden was secluded. For our purposes - visiting friends - the location was the main reason we chose this property and suited our needs admirably. A nice pub with good food was a five minutes walk away, as was a small supermarket. The property was in a quiet location with an open outlook at the front.

If you want comfort for your stay, this property is not for you. The mattresses must have been twenty years old and had a very hard life! they were soft and saggy and we didn't manage a single good night's sleep. The entire property is in dire need of complete refurbishment and fell well below our expectations from the description and photos on the booking page. The photographs were obviously taken some years ago as the kitchen equipment and soft furnishings are different to those shown. The curtains in the main bedroom were hardly hanging on their rail at all and the electrics throughout the house (particularly in the living room) genuinely made us wonder if they were safe. We made sure that the fire doors were all closed before we went to bed at night. For the fee we paid it was not worth the money.

Lovely stylish pub hotel and restaurant. Lovely service and historic building. Great food and beer. Beautiful sunny garden. Lovely dinner and breakfast. Perfectly located for the half way mark of my hike along the South Downs Way. I will come back sometime for a mini break.

The bathroom could have done with a bit of upgrade as the skirting board had flake of paint coming off and the back of the bathroom door had cracks. The light above the sink did not work. Separately, while the bed seems absolutely clean, the sheet had a couple of faint yellow stains. I did not say anything on the night as I came back late. It would be helpful to make 2 things clear for first time visitors: 1. The hotel name is displayed as cafe and not Hotel Clifton from the road; second that the parking is on first come first serve and that you have to pay for It (I may have missed that information but it was unclear to me when I booked).

Breakfast seemed a bit chaotic. Items missing from buffet such as butter, marmalade- some eventually appeared. Requested fried egg came covered in ground pepper.

Terrible breakfast the first day there was a big coach party to cater for only choice with the breakfast or scrambled egg that was like rubber, the breakfast the second day was very nice. You actually got a menu and order what you liked So not all bad
