We stayed in a family room that was beautiful. It was spacious with three separate beds, a private bath, and a sitting area by large windows. The beds were comfortable. The Victorian style with ornate ceiling and room decor was a nice introduction to Ediburgh

The staff really went out of there way to go the extra mile especially the cleaner she found out we where getting married came back after her shift had ended to clean the room and make a swan sculpture amazing customer service

Literally the only thing we could pick at was all the sugar packs was rock solid but that is the only thing we could fault and that's a tiny little thing

Lovely, spotlessly clean and every utensil, pan and dish you could ever need was provided! The washer and dryer were a god send, the water hot and plentiful and lots of fluffy towels.

DO NOT BOOK THIS PROPERTY!!! On arrival we were met with the disgusting site of the underground car park (in the basement) & trying to establish which space was to be used. Immediately noticed that there was one key such opened the front door & apartment door, on entering the building was faced with litter and post everywhere & potent smell. The property lock was shocking, not safe in anyway, looked as if force entry was given from marks on door!! Upon raising this with what I can only assume was the letting agent they acknowledged that this needed to be repaired but from reading recent reviews it would appear this has been known for some time so doesn’t appear to be their priority. As three women staying there was no way we felt safe enough to stay! Upon checking the rest of the property to take photos we quickly found that the window was wide open by about 1.5feet and could not be closed…hardly secure! Have raised a formal complaint with booking.com & requested refund, booking.com should not be selling unsafe accommodation on their site…it’s clear this has been going on for some time & should be removed from the site into rectified. Still awaiting contact with the property manager who very quickly started ignoring messages. AVOID AT ALL COSTS
